AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM THE AGRICULTURAL (A) ZONING DISTRICT CLASSIFICATION AND USE
DESIGNATION TO THE LIGHT INDUSTRIAL CONDITIONED (LI-C) ZONING
DISTRICT CLASSIFICATION AND USE DESIGNATION FOR 7 352 ACRES OF
LAND LOCATED ON THE SOUTH SIDE OF TEASLEY LANE, EAST OF HICKORY
CREEK, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00
FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Mr Kent Key, on behalf of George and Dawd Arthur, ~mbated a
change ~n zomng for 7 352 acres of land from the Agricultural (A) zomng district
classification and use designation to the bght Industrial Condlboned (Ll[c]) zoning
district classification and use deslgnabon, and
WHEREAS, on August 28, 1996, the Planmng and Zomng Commission
recommended approval of the change from the Agricultural (A) zomng d~stnct and use
class~ficat,on to the Light Industrial Conditioned (LI-C) zoning d~stnct and use
classification, and
WHEREAS, the C~ty Council finds that the change ~n zoning will be ~n
comphance w~th the Denton Development Plan, NOW THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zoning d~stnct classification and use designation of
the 7 352 acres of land descnbed m Exhibit 1 ~s changed from the Agncultural (A)
zomng d~stnct class~flcabon and use des~gnabon to the L~ght Industnal Conditioned
(LI-C) zoning d~stnct class~ficabon and use des~gnabon under the comprehensive
zomng ordinance of the C~ty of Denton, Texas
SECTION II The property shall be subject to the following cond~tmns
a No structure shall be taller than two (2) stones
b The uses hsted w~thm the hst of prohibited uses attached hereto and
~ncorporated here~n as Exhibit 2 are expressly prohib~ted
SECTION III That the C~ty's official zoning map ~s hereby amended to show
the change in zomng district classification
SECTION IV That any person wolat~ng any prows~on of th~s ordinance shall,
upon conwct~on, be fined a sum not exceeding $2,000 00 Each day that a prows~on
of th~s ordinance ~s wolated shall constitute a separate and d~st~nct offense
SECTION V That th~s ordinance shall become effective fourteen (14) days
from the date of ~ts passage, and the C~ty Secretary ~s hereby d~rected to cause the
capbon of th~s ordinance to be pubhshed twice ~n the Denton Record-Chmmcle, a
da~ly newspaper pubhshed ~n the C~ty of Denton, Texas, w~th~n ten (10) days of the
date of ~ts passage
