AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM THE MULTI-FAMILY 1 (MF-1) ZONING DISTRICT CLASSIFICATION AND
USE DESIGNATION TO THE PLANNED DEVELOPMENT (PD) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION FOR A 1 0362 ACRE TRACT LOCAT-
ED ON THE SOUTH SIDE OF PRAIRIE STREET, THREE HUNDRED FIFTY (350)
FEET EAST OF AVENUE E, APPROVING A DETAILED PLAN FOR THE DISTRICT,
PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 00 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Mr Tom Hanahan, on behalf of M~ra~ Corporation, ~mt~ated a
change m zoning for a 1 0362 acre tract of land from the Multi-Family 1 (MF-1)
zomng d~stnct class~ficabon and use designation to the Planned Development (PD)
zoning d~stnct class~flcabon and use designation, and
WHEREAS, on September 25, 1996, the Planning and Zomng Commission
recommended approval of the requested change ~n zomng, and
WHEREAS, the C~ty Council finds that the change ~n zoning w~ll be m comph-
ance w~th the Denton Development Plan, NOW THEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zomng d~stnct classification and use designation of
the 1 0362 acres of land descnbed m Exhibit A, attached hereto and incorporated
here~n by reference, ~s changed from the Multi Family 1 (MF-1) zoning d~str~ct
class~ficabon and use des~gnabon to the Planned Development (PD) zoning dlstnct
class~ficabon and use designation under the comprehensive zomng ordinance of the
C~ty of Denton, Texas
SECTION II That Exhibit B, attached hereto and ~ncorporated into th~s
ordinance by reference, ~s approved as the Detailed Plan for th~s planned develop-
ment d~strlct, ~n accordance w~th D~ws~on 2 of Article IV of Chapter 35 of the Code of
Ordinances
SECTION III That the C~ty's official zoning map ~s hereby amended to show
the change ~n zomng d~stnct classification
SECTION IV That any person wolabng any prows~on of th~s ordinance shall,
upon conwctlon, be fined a sum not exceeding $2,000 00 Each day that a prows~on
of this ordinance ~s wolated shall constitute a separate and d~stlnct offense
SECTION V That th~s ordinance shall become effective fourteen (14) days
from the date of ~ts passage, and the C~ty Secretary ~s hereby d~rected to cause the
caption of th~s ordinance to be pubhshed twtce ~n the Denton Record-Chronicle, a
da~ly newspaper published ~n the C~ty of Denton, Texas, w~th~n ten (10) days of the
date of its passage
