AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM AGRICULTURAL (A) TO SINGLE FAMILY - 7 (SF-7) ZONING DISTRICT
CLASSIFICATION AND USE DESIGNATION FOR A 2.004 ACRE TRACT OF LAND
LOCATED ON THE NORTHWEST CORNER OF HINKLE DRIVE AND HAGGARD LANE;
PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 FOR
VIOLATIONS THEREOF; AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Jerry and Linda Riley have applied for a change in
zoning for a 2.004 acre tract of land from Agricultural (A) to
Single Family - 7 (SF-7); and
WHEREAS, on May 10, 1995, the Planning and Zoning Commission
recommended approval of the requested change in zoning; and
WHEREAS, the City Council finds that the change in zoning will
be in compliance with the Denton Development Plan; NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECTION I. That the zoning district classification and use
designation of the 2.004 acre tract of land described in Exhibit A,
attached hereto and incorporated into this ordinance by reference,
is changed from Agricultural (A) to Single Family - 7 (SF-7) zoning
district classification and use designation under the comprehensive
zoning ordinance of the City of Denton, Texas.
SECTION II. That the City's official zoning map is amended to
show the change in zoning district classification.
SECTION III. That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2,000.00. Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense.
SECTION IV. That this ordinance shall become effective four-
teen (14) days from the date of its passage, and the City Secretary
is hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record-Chronicle, the official news-
paper of the City of Denton, Texas, within ten~(10) days of the
date of its passage. / /

DESCRIPTION OF TRACT: All that certain tract or parcel of land situated in the R. Beaumont Survey,
Ab. 31, Denton County, Texas, and being part of a certain 40.0 acre tract of land conveyed by
E. G. Gasperson et ux to Ernest Pierce by deed dated May 15, 1946 and recorded in Vol. 325, Page 355,
Deed Records of said County, being the same tract deeded by D. B. Latimore to W. Roy Haggard on
Dec. 2, 1949, and recorded in Vol. 383, Page 495, Deed Records of said County and being more
particularly described as follows: BEGINNING at a steel pin at the existing Southeast corner on the West
line of Hinkle Drive at a point 33.9 feet West of the original Southeast corner of said 40.0 acre tract;
THENCE along the said South boundary line of the Pierce 40.0 acre tract N. 88° 30' W., 402.0 feet to
a steel pin for corner; THENCE North 1 ° 30.0' E. parallel with the Eastern boundary line of said Pierce
tract, 207.9 feet to a corner; THENCE South 88° 30' E. parallel with the most Northern South boundary
line of said Pierce tract, 402.0 feet to the most Eastern East boundary line; THENCE South 1 ° 30' W.
207.9 feet to the place of beginning and containing in all 2.004 acres of land.
