AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR A CHANGE
FROM SINGLE-FAMILY DWELLING DISTRICT (SF-7) TO MULTI-FAMILY DWEL-
LING DISTRICT (MF-1) ZONING DISTRICT CLASSIFICATION AND USE DESIG-
NATION FOR A 0. 574 ACRE TRACT OF LAND LOCATED ON N. LOCUST STREET
APPROXIMATELY FOURTEEN FEET SOUTH OF CORONADO STREET; PROVIDING FOR
A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 FOR VIOLATIONS THEREOF;
AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Terence Maher has applied for a change in zoning dis-
trict classification and use designation for a 0. 574 acre tract of
land from Single-Family Dwelling (SF-7) to Multi-Family Dwelling
(MF-1) District; and
WHEREAS, on November 9, 1994, the Planning and Zoning Commis-
sion recommended approval of the requested change in zoning; and
WHEREAS, the City Council finds that the change in zoning will
be in compliance with the Denton Development Plan; NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS:
SECTION I. That the zoning district classification and use
designation of the 0.574 acre tract of land described in Exhibit A,
attached hereto and incorporated into this ordinance by reference,
is changed from Single-Family Dwelling (SF-7) to Multi-Family
Dwelling (MF-1) District zoning district classification and use
designation under the comprehensive zoning ordinance of the city of
Denton, Texas.
SECTION II. That the City's official zoning map is hereby
amended to show the change in zoning district classification and
use designation.
SECTION III. That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2,000.00. Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense.
SECTION IV. That this ordinance shall become effective four-
teen (14) days from the date of its passage, and the City Secretary
is hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record-Chronicle, the official news-
paper of the City of Denton, Texas, within ten (10) days of the
date of its passage.

BEING all that certain lot, tract or parcel of land situated in the
N. H. Meisenheimer Survey Abstract Number 811, in the City of
Denton, Denton County, Texas, being all that certain tract of land
conveyed by deed to B. K. Richardson recorded in volume 171,
Page 544, Deed Records, Denton County, Texas, and being more
particularly described as follows:
COMMENCING at an iron rod found for corner in the south line of
Coronado Street, a public roadway having a right-of-way of 50 feet,
and in the east line of Locust Street, a public roadway having a
right-of-way of 75 feet, said point also being the most northerly
northwest corner of Block 1, of the Replat of Heritage Oaks, an
Addition to the city of Denton, Denton County, Texas, according to
the Plat thereof recorded in Volume 6, Page 41, Plat Records,
Denton County, Texas;
THENCE S 01° 41' 00" W, 14.10 feet with said east line of said
Locust Street to an iron rod found for corner;
THENCE~N 89° 23' 00" W, 26.68 feet to an iron rod set for the POINT
OF BEGINNING in said Locust Street;
THENCE S 89° 23' 00" E, pass at 26.68 feet an iron rod found for
said east line of said Locust Street, a total distance of
250.00 feet to an iron rod found for corner, said point being an
interior corner of said Block 1;
THENCE~ S 01° 02' 37" W, 99.84 feet with an interior lille of said
Block i to a 60d nail found for corner;
THENCE N 89° 22' 54" W, with an interior line of said Block 1 pass
at 225.17 feet an iron found for said east line of said
Locust Street, a total distance of 251.11 feet to an iron set for
corner in said Locust Street;
THENCE N 01° 41' 00" E, 99.85 feet with said Locust Street to the
PLACE OF BEGINNING and containing 0.574 acre of land.
