ORDINANCE NO YI/"001
AN ORDINANCE OF THE CITY OF DENTON, TEXAS, APPROVING A PLANNED
DEVELOPMENT ZONING DISTRICT DESIGNATION AND DETAILED PLAN FOR
0 6941 ACRES OF LAND LOCATED AT THE NORTHWEST CORNER OF COLORADO
BOULEVARD AND LOOP 288, PROVIDING FOR A PENALTY IN THE MAXIMUM
AMOUNT OF $2,000 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN
EFFECTIVE DATE
WHEREAS, in 1980, in conjunction with the approval of the
Target store, the City Council approved a site plan for general
retail uses for the property located at the northwest corner of
Colorado Boulevard and Loop 288, and
WHEREAS, Sybra, Inc has applied for a approval of new detailed
plan for the property for use as an Arby's Restaurant, and
WHEREAS, on December 12, 1990, the Planning and Zoning
commission recommended approval of the detailed plan, and
WHEREAS, the City Council finds that the planned development
district and detailed plan will be in compliance with the Denton
Development Plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zoning district classification and use
designation of Lot 2, Block 1 of the Target Addition is classified
as a planned development (PD) zoning district under the comprehen-
sive zoning ordinance of the City of Denton, Texas
SECTION II That Exhibit A, attached to and incorporated into
this ordinance by reference, is approved as the Detailed Plan for
the district in accordance with article 11 of Appendix B-Zoning of
the Code of Ordinances
SECTION III That the City's official zoning map shall show
the approved zoning district classification and use designation
SECTION IV, That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2,000 Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense
SECTION V That this ordinance shall become effective fourteen
(14) days from the date of its passage, and the City Secretary is
hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record-Chronicle, the official
newspaper of the City of Denton, Texas, within ten (10) days of the
date of its passage
