NO AN ORDINANCE OF THE CITY OF DENTON) TEXAS, PROVIDING FOR THE
APPROVAL OF AN AMENDED DETAILED PLAN FOR THE PLANNED DEVELOPMENT
DISTRICT ESTABLISHED BY ORDINANCE NO 69-1, CONTAINING 4 8 ACRES
OF LAND LOCATED AT 2026 WEST UNIVERSITY, AS MORE PARTICULARLY
DESCRIBED HEREIN, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT
OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN
EFFECTIVE DATE
WHEREAS, by Ordinance No 69-1, the City Council approved a
planned development district (PD-1) for 4 8 acres of land located
at 2026 West University (presently known as Twin Lakes Hospital),
and,
WHEREAS, by Ordinance No 86-165, the City Council approved a
detailed plan for the district, and by Ordinance No 87-106,
approved an amended detailed plan for the district, and,
WHEREAS, Psychiatric Institute of America has made application
for an additional amendment to the current detailed plan so as to
provide for the expansion of the present facility, and,
WHEREAS, after a public hearing, the Planning and Zoning
Commission recommended approval of the amended detailed plan,
NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That for the 4 849 acres of land described in
Exhibbt- A`Tattached hereto and incorporated by reference, being
the same land included in that planned development district
established by Ordinance 69-1 (PD-1), there is hereby a~proved
the amended detailed plan attached hereto as Exhibit 'B" and
incorporated herein by reference, so that hereafter the property
shall be constructed, used, and maintained in accordance with the
amended detailed plan herein approved
SECTION II That Ordinance No 86-165 and No 87-106,
respectlveTy providing for approval of a detailed plan and
amended detailed plan, are hereby repealed
SECTION III That any person who shall violate a provision
of t s or nance, or fails to comply therewith or with any of
the requirements thereof, or of a permit or certificate issued
thereunder, shall be guilty of a misdemeanor punishable by a fine
not exceeding Two Thousand Dollars ($2,000 00) Each such person
shall be deemed guilty of a separate offense for each and every
day or portion thereof during which any violation of this ordi-
nance is committed, or continued, and upon conviction of any such
violations such person shall be punished within the limits above
SECTION IV That this ordinance shall become effective
fourteen days from the date of its passage, and the City
Secretary is hereby directed to cause the caption of this
ordinance to be published twice in the Denton Record-Chronicle,
the official newspaper of the City of Denton, Texas, within ten
(10) days of the date of its passage

The Denton Psychiatric Hospital, developed by First Texas Medical/
Psychiatric Institute of America, will be a 76 bed acute care facility
located in Denton, Texas The hospital will provide comprehensive
inpatient and outpatient services for both adults and adolescents All of
these programs will have a common goal the return of each patient to a
healthy and productive life with family, friends and co-workers

ed herein as Exhibit B for all purposes
SECTION II That the provisions of this ordinance, as they
apply to the 0 4528 acres described by Exhibit A, govern and
control over any conflicting provisions of Ordinance Nos 88-167
and 69-1, as they relate to the subject property, but all the
provisions of said ordinances as they apply to the remainder of
the planned development district not herein amended shall contin-
ue in force and effect and shall apply to the remainder of said
district
SECTION III. That a copy of this ordinance shall be at-
tached to Ordinance Nos 88-167 and 69-1, showing the amendment
herein approved
SECTION IV That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
