ALL that certain lot, tract or parcel of land lying and being situated in
the City and County of Denton, State of Texas, and being part of the J.
Brock Survey, Abst. No. 55 and also of being part of a tract of land as
conveyed from Naomi Snider Morris to Theron Gerald Snider, Jr. by deed
dated August 8, 1979 and recorded in Volume 967, Page 908 of the Deed
Records of Denton County, Texas, and more particularly described as
follows:
BEGINNING at the southwest corner of said tract, same being the northwest
corner of a tract conveyed to the City of Denton by deed recorded in Vol.
333, Page 430 of the Deed Records of Denton County, Texas, said point
also lying in the east right-of-way line of Woodrow Lane;
THENCE north 0° 00' S6" west along the west boundary line of said
Snider tract, same being the east right-of-way line of said Woodrow Lane,
a distance 259.21 feet to the northwest corner of said tract, said point
also lying at the intersection of the east right-of-way line of said
Woodrow Lane with the south right-of-way line of state highway F.M. 426
(McKinney Street) for corner;
THENCE south 89° 15' east, along the north boundary line of said tract,
same being the south right-of-way line of F.M. 426 (McKinney Street), a
distance of 12.0 feet to a point for a corner;
THENCE south 0° 00` 05" east, 12.0 feet east of and parallel to the
west boundary line of said tract, same being the east right-of-way line
of Woodrow Lane, a distance of 179.19 feet, to a point for a corner;
