AN ORDINANCE OF THE CITY OF DENTON, TEXAS, APPROVING A DETAILED
PLAN FOR A PORTION OF THE PLANNED DEVELOPMENT DISTRICT CREATED BY
ORDINANCE NO 86-198, AS SAID PLAN APPLIES TO 13 6 ACRES OF LAND
LOCATED AT THE NORTHWEST CORNER OF KINGS ROW AND FARRIS ROAD, AS
IS MORE PARTICULARLY DESCRIBED HEREIN, PROVIDING FOR A PENALTY IN
THE MAXIMUM AMOUNT OF $2,000 FOR VIOLATIONS THEREOF, AND
PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Ordinance No 86-198 provided for approval of a
planned development district of 50 S acres of land located at the
northeast corner of Kings Row and Loop 288, as is more
particularly described therein, and
WHEREAS, on July 22, 1987, Teasley Road Associates Three
petitioned for approval of a detailed plan for 13 6 acres of the
district for 41 single family detached dwellings, and
WHEREAS, on September 9, 1987, the Planning and Zoning
Commission, after holding a public hearing upon the petition,
recommended the approval of the detailed plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That, in accordance with article 11 of Appendix
B-Zoning of the Code of Ordinances, Exhibit "A", attached hereto
and incorporated herein by reference, is approved as the detailed
plan for the 13 6 acres of land as described therein, so that
,hereafter the land shall be developed, used, and subject to the
provisions of said detailed plan
SECTION II That a copy of this ordinance shall be attached
to Ordinance No 86-198, showing the approval of the detailed
plan for a portion of said district
SECTION III Any person who shall violate a provision of
this ordinance, or fails to comply therewith or with any of the
requirements thereof, or of a permit or certificate Issued
thereunder, shall be guilty of a misdemeanor punishable by a fine
not exceeding Two Thousand Dollars ($2,000 00) Each such person
shall be deemed guilty of a separate offense for each and every
day or portion thereof during which any violation of this
ordinance is committed, or continued, and upon conviction of any
such violations such person shall be punished within the limits
above
SECTION IV That this ordinance shall become e£[ectlve
[ourteen (14) days [rom the date o£ its passage, and the City
Secretary is hereby directed to cause the caption o£ this
ordinance to be published twice in the Denton Record-Chronicle,
the o[[~clal newspaper o[ the C~ty o£ Denton, Texas, within ten
(10) days o[ the date of ~ts passage

WHEREAS, TEASLEY ROAD ASSOCIATES is the owner of all that certain tract of land
situated in the James Coltart Survey Abstract Number 288 and the D Culp Survey
Abstract Number 287 in the City and County of Denton, Texas and being a part of
the called 60 9975 acre tract described in the Deed from Dora Lee Reese to
Teasley Road Associates recorded in Volume 1541 Page 167 of the Real Property
Records of Denton County, Texas as recognized and occupied on the ground, the
subject tract being more particularly described as follows
