AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR AN
AGRICULTURAL ("A") ZONING CLASSIFICATION AND USE DESIGNATION FOR
212 ACRES OF ANNEXED LAND, SAID LAND BEGINNING WHERE THE NORTHERN
CITY LIMITS INTERSECTS INTERSTATE HIGHWAY 35 AND CONTINUING NORTH
ALONG AND PARALLEL TO SAID HIGHWAY FOR A DISTANCE OF 3 5 MILES,
AS MORE PARTICULARLY DESCRIBED HEREIN, PROVIDING FOR A PENALTY IN
A MAXIMUM AMOUNT OF $1000 00 FOR VIOLATIONS THEREOF, AND PROVIDING
FOR AN EFFECTIVE DATE
WHEREAS, the City of Denton, Texas, has annexed the land
herein described, and
WHEREAS, the City has determined that, in accordance with its
comprehensive plan, the property annexed should be designated as
an agricultural ("A") zoning district, and
WHEREAS, on July 8, 1987, the Planning and Zoning Commission
recommended approval of such zoning designation,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the 212 12 acres of land as described in
Exhibit "A', attached hereto and incorporated herein by reference,
is hereby classified as an agricultural ("A") zoning district
under the comprehensive zoning ordinance of the City of Denton,
Texas, and shall be subject to and governed by the regulations
applicable to sald district as provided for in Appendix B-Zoning
of the Code of Ordinances, as amended
SECTION II That the Zoning Map of the City of Denton, Texas,
adopted the 14th day of January, 1969, as an Appendix to the Code
of Ordinances of the City of Denton, Texas, under Ordinance No
69-1, as amended, is amended to show the designation of the pro-
perty descrzbed herein as an agricultural ("A") zoning district
SECTION III That the City Council of the City of Denton,
Texas, hereby finds that such designation is in accordance with a
comprehenszve plan for the purpose of promoting the general wel-
fare of the City of Denton, Texas, and with reasonable considera-
tion, among other th~ngs for the character of the dlstr~ct and
for its peculiar suitability for particular uses, and with a view
conserving the value of the buIldings, protecting human lives and
encouraglng the most appropriate uses of land for maximum benefit
to the City of Denton, Texas, and Its citizens
SECTION IV Any person who shall violate a provision of this
ordinance or falls to comply therewith or with any of the require-
ments thereof, or of a permit or certificate issued thereunder,
shall be guilty of a misdemeanor punishable by a fine not exceed-
lng One Thousand Dollars (91,000 00) Each such person shall be
deemed guilty of a separate offense for each and every day or
portion thereof during which any violation of this ordinance is
committed, or continued, and upon conviction of any such viola-
tlons such person shall be punished within the limits above
SECTION V That this ordinance shall become effective
fourteen (14) days from the date of its passage, and the City
Secretary is hereby directed to cause the caption of this
ordinance to be published twice in the Denton Record-Chronicle,
the official newspaper of the City of Denton, Texas, wlthln ten
(10) days of the date of its passage

All that certain lot, tract or parcel of land lying and being
situated in the County of benton, State of Texas, and
being part of the I Coy Survey, Abstract No 212, J Ayers
Survey, Abstract No 2, the B Burleson Survey, Abstract No 65,
the N Coker Survey, Abstract No 249, and the R Johnson
Survey, Abstract No 666, and more particularly described as
follows
BEGINNING at a point ~n the present City limits, said point
lying in the north boundary line of a tract described
Ordinance No 69-40, Iract VI, said point also lying 250 feet
west of and perpendicular to the centerl~ne of 1-35,
THENCE northerly 250 feet west of and parallel to the centerllne
of said 1-35 the following four (4) courses and distances,
north lO 58' west, a distance of 2,197 22 feet, (Z) north 0o
53' east, a distance of 6,174 83 feet, (3) north 9° 02' west,
a distance of 5,206 05 feet, (4) north 2o S0' west, a distance
of 4,897 93 feet to a point for corner, said point lying
feet west of and perpendicular to the centerllne of said 1-35,
THENCE north 87o 10' east a distance of $00 0 feet to a point
for corner, said point lying 250 feet east of and perpendicular
to the centerllne of said 1-35,
THENCE southerly 250 feet east of and parallel to the centerllne
of said 1-35 the following four (4) courses and distances, (1)
