AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
~HE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AS AMENDED, AND
AS SAID MAP APPLIES TO LOTS 20 tHROUGH 28, BLOCK A, LOTS 1
THROUGH 11, BLOCK B, AND LOTS 8 THROUGH 10, BLOCK C OE THE AUDRA
hSTATES ADDITION, LOCATED BAST OF AUDRA LANE AT THE INTERSECTION
OF LATTIMORE STREET AND OAK TRBB STREET, AS IS MORE PARTICULARLY
DESCRIBED HEREIN, TO PROVIDE FOR A CHANGE IN ZONING
CLASSIFICATION FROM AGRICULTURAL "A" DISTRICT CLASSIFICATION AND
USk DhSIGNATION TO SINGLE-FAMILY "SF-7" DISTRICT CLASSIFICATION
AND USE DESIGNATION, PROVIDING FOR A PENALTY IN A MAXIMUM AMOUNT
OF $1,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN
EFFECTIVE DATE
WHEREAS, the City of Denton has applied for a change
zoning from agricultural "A" to single-family "SF-7" for Lots 20
through 28, Block A, Lots 1 through 11, Block B, and Lots 8
through 10, Block C of the Audra Estates Addition located at the
intersection of Latt~more Street and Oak Tree Street, and
WHEREAS, on June 10, 1987, the Planning and Zoning Commission
held a public hearing on the application and recommended approval
thereof, and,
WHEREAS, on June Z$, 1987, the C~ty Council held a public
hearing on the application, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the Zoning Classification and Use
designation apPlicable to all or part of the property described
as Lots Z0 through 28, Block A, Lots 1 through 11, Block B, and
Lots 8 through 10, Block C of the Audra Estates Addition, ~s
hereby changed from Agricultural "A" D~strlct Classification and
Use to S~ngle-Famlly "SF-7" District Classification and Use under
the Comprehensive Zoning Ordinance of the City of Denton, Texas
SECTION I1 The Zonlng Map o~ t~e City of Denton, Texas,
adopted the 14th day of January, 1969, as an Appendix to the Code
of Ordinances of the C~ty of Denton, Texas under Ordinance No
69-1, as amended, is hereby amended to show such change ~n
Dlstr~ct Classification and Use subject to the above conditions
and specifications
SECTION III That the C~ty Council of tile City of Denton,
Texas, hereby finds that such change is ~n accordance w~th a
comprehensive plan for the purpose of promoting the general
welfare of the L~ty of Denton, Texas, and w~th reasonable
consideration, among other things for the character of the
district and for its peculiar suitability for particular uses,
and with a v~ew to conserving the value of the buildings,
protecting human lives, and encouraging the most appropriate uses
of land for the maximum benefit to the City of Denton, lexas, and
its citizens
SECTION IV Any person who shall violate a provision of this
ordinance, or fails to comply therewith or w~th any of the
requirements thereof, or of a permit or certificate issued
thereunder, shall be guxlty of a misdemeanor punishable by a f~ne
not exceeding One Thousand Dollars ($1,000 00) Each such person
shall be deemed guilty of a separate offense for each and every
day or portion thereof during which any violation of this
ordinance is committed, or continued, and upon conviction of any
such violations such persons shall be punished within the limits
above
SECTION V That th~s ordinance shall become effective
fourteen (14) ~ays from the date of Its passage, and the C~ty
Secretary ~s hereby directed to cause the caption of th~s
ordinance to be published twice in the Denton Record-Chronicle,
the official newspaper of the City of Denton, Texas, w~thln ten
(10) days of the date of its passage ~
