69-1, AS AMENDED, AND AS SAID MAP APPLIES TO 0 47 ACRES OF LAND LOCATED AT THE NORTHWEST CORNER OF WEST OAK STREET AND CARROLL BOULEVARD, AS IS MORE PARfICULARLY DESCRIBED HEREIN, TO PROVIDE FOR A CHANGE IN ZONING CLASSIFICATION FROM MULTI-FAMiLY "MF-i" DISTRICT CLASSIFICATION AND USE DESIGNATION, TO PLANNED DEVELOPMENT "PD" DISTRICT CLASSIFILATION AND USE DESIGNATION, PROVIDING FOR APPROVAL OF A DETAILED PLAN FOR SAID DISTRICT, PROVIDING FOR A PENALTY IN A MAXIMUM AMOUNf OF $1,000 00 FOR VIOLATIONS THEREOb, AND PROVIDING FOR AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SBLTION I That the zoning classltlcatlon and use designation of 0 47 acres of real property, described in Exhibit "A", attached hereto and incorporated herein by reference, is hereby changed from Multi-Family "MF-i" District Classification and Use designation to Planned Development "PD" District Classification and Use designation under tile comprehensive zoning ordinance of the City of Denton, Texas ShCTION II That there ~s approved for the district hereby established the "Detailed Plan", labeled as Exhibit "B", attached hereto and incorporated by reference, so that hereafter the district shall be used and developed in accordance w~th the Detailed Plan herein approved SECTION III The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, lexas, under Ordinance No 69-1, as amended, is hereby amended to show such change in D~strlct Classification and Use subject to the above conditions and specifications SECTION IV That the City Council of the City of Denton, Texas, hereby finds that such change ~s in accordance w~th a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things, for the character of the district and for ~ts peculiar suitability for particular uses, and with a view to conserwng the value of the buildings, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the Llty of Denton, Texas, and its cltlzens SECTION V Any person who shall violate a provision of th~s ordinance, or fa~ls to comply therewxth or w~th any of the requirements thereof, or of a permit or certificate issued thereunder, shall be guilty of a mxsdemeanor punishable by a fxne not exceeding One Thousand Dollars ($1,000 00) Each such person shall be deemed guxlty of a separate offense for each and every day or portion thereof during whxch any violation of this ordxnance is commxtted, or contxnued, and upon conviction of any such wolatxons such person shall be punxshed wxthxn the lxmxts above SECTION VI That th~s ordinance shall become effective fourteen (14) days from the date of its passage, and the C~ty Secretary is hereby d~rected to cause the caption of th~s ordinance to be published twice ~n the Denton Record-Chronicle, the
