AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCF NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 23 642 ACRES OF LAND
LOCATED NORTH OF EDWARDS ROAD AND APPROXIMATELY 2,800 FEET EAST
OF MAYHILL ROAD, AS IS MORE PARTICULARLY DESCRIBED HEREIN, TO
PROVIDE FOR A CHANGE IN ZONING CLASSIFICATION AND USE
DESIGNATION FROM AGRICULTURAL "A" DISTRICT CLASSIFICATION AND
USE TO SINGLE FAMILY "SF-?" CLASSIFICATION AND USE FOR SAID
PROPERTY, PROVIDING FOR A MAXIMUM PENALTY OF $1,000 FOR
VIOLATIONS THEREOF, PROVIDING FOR A SEVERABILITY CLAUSE, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS
SECTION I
That the Zoning Classification and Use designation applicable
to all or part of the property described in Exhibit "A" attached
hereto and ~ncorporated by reference here~n, ~s hereby changed
from Agricultural "A" District Classification and Use to S~ngle
Family "SF-?" D~str~ct Classification and Use under the Compre-
hensive Zoning Ordinance of the City of Denton, Texas
SECTION II
The Zoning Map o£ the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same ~s hereby amended to show such change in
District Classification and Use
SECTION III
That the City Council of the City of Denton, Texas, hereby
f~nds that such change ~s in accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty o£ Denton, Texas, and with reasonable consideration, among
other th~ngs for the character of the dlstr~ct and for its
peculiar suitability or particular uses, and w~th a view to
conservIng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses o£ land for the
maximum benefit to the City of Denton, Texas, and ~ts c~t~zens

SECTION IV
Any person who shall violate a provision of this ordinance,
or falls to comply therewith or with any of the requirements
thereof, or of a permit or certlflcate issued thereunder, shall
be guilty of a misdemeanor punishable by a £1ne not exceeding
One Thousand Dollars ($1,000 00) Each such person shall be
deemed guilty of a separate offense for each and every day or
portion thereof during which any violation of this ordinance is
committed, or continued, and upon conwct~on of any such
violations such person shall be punished w~thln the llmts above
SECTION V
That th~s ordinance shall become effective fourteen (14)
days from the date of tts passage, and the City Secretary is
hereby directed to cause the caption of th~s ordinance to be
published twice ~n the Denton Record-Chrontcle, the official
newspaper of the Ctty of Denton, Texas, w~th~n ten (10) days of
the date of its passage
