1987-1131843I NOTE THIS ORDINANCE HAS AMENDED BY ORDINANCE NO 87-154 No AN ORDINANCB GRANrlNG A SPECIFIC USE PERMIT FOR A GIRL SCOUT COUNCIL OFFICB/HEADQUARTBRS AND ACTIVITY/TRAINING CENTER, AS SAID PERMIT APPLIES TO 5 4 ACRES OF LAND LOCATED AT 4000 WEST UNIVERSITY DRIVE (U S HIGHWAY 380), PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $1,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING AN BFFBCTIVE DATE FHE LOUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION I That, pursuant to Article 10 of Appendix B-Zoning of the Code of Ordinances, a specific use permit for a Girl Scout Council office/headquarters and activity/training center is hereby g~ted for the property located at 4000 West University Drive Hlghwat 380), being more particularly described as Lot 6, Block B, Ranch Estates Addition SECTION II That the property shall be used and maintained in accordance with the s~te plan shown in Exhibit "A", attached hereto and incorporated herein by reference, and shall be subject to the following conditions 1 That the slx (6) foot wood fence along the northern and western property lines be repaired to form a solid screening fence 2 Overnight camping shall not be permitted SECTION III The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas, under Ordinance No 69-1, as amended, ~s hereby amended to show such permitted use, subject to the above conditions and specificatIons SECTION IV That the C~ty Council of the City of Denton, Texas, hereby £1nds that such change is in accordance w~th a comprehensive plan for the purpose of promoting the general welfare of the C~ty of Denton, Texas, and with reasonable consideration, among other th~ngs, for the character of the district and for its peculiar suitability for particular uses, and w~th a view to conserving the value of the buildings, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and Its citizens SECTION V Any person who shall v~olate a provision of th~s ordinance, or fails to comply therewith or with any of the requirements thereof, or of a permit or certificate issued there- under, shall be guilty of a misdemeanor punishable by a fine not exceeding One Thousand Dollars ($1,000 00) ~ach such person shall be deemed guilty of a separate offense for each and every day or portion thereof during which any v~olat~on of this ordi- nance is committed, or continued, and upon conviction of any such wolatlons such person shall be punished within the limits above SECTION VI That ~f any section, subsection, paragraph, sentence, clause, phrase or word ~n this ordinance, or application thereof to any person or circumstance is held ~nvalld by any court of competent jurisdiction, such holding shall not affect the validity of the remaining portions of this ordinance, and the City Council of the City of Denton, texas, hereby declares it would have enacted such remaining portions despite any such invalidity SECTION VII That this ordinance shall become effective fourteen (14) days from the date of its passage, and the City Secretary is hereby d~rected to cause the caption of th~s ordinance to be published twice ~n the Denton Record-Chronicle, the official newspaper of the City of Denton, lexas, within ten (10) days of the date of Its passage PASSED AND APPROVED th~s the~ day of , 1987 ATTBST APPROVED AS TO LEGAL FORM DEBRA ADAMI DRAYOVITCH, CITY ATTORNEY S-193/PAGE TWO 94 SECTION III. That this ordinance shall Become effective fourtee~ (14) days from the date of its passage, and the City Secreta~ry is hereby directed to cause the caption of this ordinance to be published twice ~n the Denton Record-Chronicle, the official newspaper of the City of Denton, Texas, wlthln ten (10) days of the date of ~ts passage PAS~ED AND APPROVED this the &~"~ day of~, 1987 ATTEST APPROVED AS TO L~GAL FORM DEBRA ADAMI DRAYOVITCH, CITY ATTORNEY NO AN ORDINANCE OF THE CITY OF DENTON, TEXAS, AMENDING ORDINANCE NO 87-113, PROVIDING FOR THE AMENDMENT OF THE SPECIFIC USE PER~IT FOR $ 4 ACRES OF LAND LOCATED AT 4000 WEST UNIVERSITY DRIVE TO ALLOW OVERNIGHT CAMPING, PROVIDING FOR A MAXIMUM PENALTY IN THE AMOUNT OF $2,000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE WHEREAS, on June 23, 1987, the City Council approved Ordinance No 87-113, granting a specific use permit for a Girl Scout Council office/headquarters and activity/training center on S 4 acres of land located at 4000 West University Drive, and, WHEREAS, the permit was granted upon the condition that no overnight camping would be permitted upon the property, and, WHEREAS, the Cross Timbers Girl Scout Council has requested an amendment to the permit to allow overnight camping, NOW THEREFORE THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS SECTION I That Section II of Ordinance No 87-113 amended to read as follows SECTION II That the property shall be used and maintained in accordance with the site plan shown in Exhibit "A", attached hereto and incorporated herein by reference, and shall be subject to the followln8 conditions 1 That the SlX (6) foot wood fence along the northern and western property lines be repaired to form a solid screening fence 2 No more than thirty (30) campers will occupy the site at one time 3 Camping activities are restricted to the northwest corner of the property 4 Camping activities will not occur on more than three consecutive evenings SECTION II That a copy of this ordinance shall be attached to Ordinance No 87-113, showing the amendment herein made
