AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 29 356 ACRES OF LAND OUT OF THE J ROGERS
SURVEY, ABSTRACT NO 1085 AND THE B M ROGERS SURVEY, ABSTRACT
NO 1101, AS IS MORE PARTICULARLY DESCRIBED HEREIN, TO PROVIDE
FOR A CHANGE IN ZONING CLASSIFICATION AND USE DESIGNATION FROM
AGRICULTURAL "A" DISTRICT CLASSIFICATION AND USE TO SINGLE FAMILY
"SF-10" CLASSIFICATION AND USE FOR SAID PROPERTY, PROVIDING FOR A
MAXIMUM PENALTY OF $1,000 FOR VIOLATIONS THEREOF, PROVIDING FOR A
SEVERABILITY CLAUSE, AND DECLARING AN EFFECTIVE DATE
THh COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS
SECTION I
That the Zoning Classification and Use designation applicable
to all or part of the property described in Exhibit "A" attached
hereto and incorporated by reference herein, is hereby changed
from Agricultural "A" District Classification and Use to Single
Family "SF-10" District Classification and Use under the
Comprehensive Zoning Ordinance of the City of Denton, Texas
SECTION II
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordi-
nances of the City of Denton, Texas, under Ordinance No 69-1 is
hereby amended to show such change in District Classification and
Use
SECTION III
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other
things for the character of the district and for its peculiar
suitability for particular uses, and with a view to conserving
the value of the buildings, protecting human lives, and
encouraging the most appropriate uses of land for the maximum
benefit to the City of Denton, Texas, and its citizens
SECTION IV
Any person who shall violate a provision of this ordinance,
or fails to comply therewith or with any of the requirements

thereof, or of a permit or certificate issued thereunder, shall
be guilty of a misdemeanor punishable by a fine not exceeding
One Thousand Dollars ($1,000 00) Each such person shall be
deemed guilty of a separate offense for each and every day or
portion thereof during which any violation of this ordinance is
committed, or continued, and upon conviction of any such
violations such person shall be punished within the limits above
SECTION V
That if any section, subsection, paragraph, sentence, clause,
phrase or word in this ordinance, or application thereof to any
person or circumstance is held invalid by any court of competent
jurisdiction, such holding shall not affect the validity of the
remaining portions of this ordinance, and the City Council of
the City of Denton, Texas, hereby declares it would have enacted
such remaining portions despite any such invalidity
SECTION VI
That this ordinance shall become effective fourteen (14)
days from the date of its passage, and the City Secretary is
hereby directed to cause the caption of this ordinance to be
published twice in the Denton Record-Chronicle, the official
newspaper of the City of Denton, Texas, within ten (10) days of
the date of its passage

EXHIBIT "A"
FIELD NOTES to all that certain tract of land situated in the J Rogers
Survey Abstract Number 1085 and the B M. Rogers Survey Abstract Number
1101, Denton Countv, Texas and being a part of the 4 tracts described
in the Deed conveying 50/ interest from Rayburn Tucker, Trustee to Sand-
ers Campbell recorded in Volume 673 Page 277 of the Deed Records of Den-
ton County, Texas, the subject tract being more particularly described
as follows
BEGINNING for the most Southerly Corner of the tract being described here-
in, at an iron rod at the most Southerly Corner of the said Tucker-Camp-
bell Tract in the East line of the said Rogers Survey Abstract Number 1085
and also being in the North line of Tract F-556 of Garza Little Elm Reser-
voir,
THENCE North 50 Degrees 51 Minutes 04 Seconds West with the South line of
the said Tucker-Campbell Tract and the North line of Tract F-556 a dist-
ance of 731 92 feet to a concrete monument at an angle point,
THENCE North 37 Degrees 26 Minutes 05 Seconds West continuing with said
line a distance of 884 58 feet to an iron rod at the Northwest Corner of
the herein described tract, said rod being in the Northerly line of a 75
font Texas Municipal Power Agency easement,
THENCE North 49 Degrees 34 Minutes 36 Seconds East with the North line of
the said easement a distance of 1506 56 feet to an iron rod for the North-
east Corner of the herein described tract in the East line of the said
B M Rogers Survey
THENCE South 01 Degree 43 Minutes 00 Seconds West with the East line of the
said B M Rogers Stirvey and the East line of the said Tucker-Campbell Tract
a distance of 355 75 feet to a concrete monument at the Southeast Corner of
the said B M Rogers Survey and the Northeast Corner of the said J Rogers
Survey Abstract Number 1085,
THENCE South 00 Degrees 59 Minutes 33 Seconds West continuing with the East
line of the said Tucker-Campbell Tract and the East line of the said J. Rog-
ers Survey Abstract Number 1085 a distance of 1786 06 feet to the PLACE OF
BEGINNING and enclosing 29 356 acres of land
