A14 ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS BY ORDINANCE NO 69-1, AS AMENDED, AND
AS SAID MAP APPLIES TO 50 1576 ACRES OF LAND LOCATED ON THE WEST
SIDE OF MAYHILL ROAD 4,300 FEET NORTH OF INTERSTATE 35 NORTH, AS
MORE PARTICULARLY DESCRIBED HEREIN, TO PROVIDE FOR A CHANGE IN
ZONING i CLASSIFICATION FROM AGRICULTURAL "A" DISTRICT
CLASSIFICATION AND USE DESIGNATION TO PLANNED DEVELOPMENT "PD"
DISTRICT CLASSIFICATION AND USE DESIGNATION, PROVIDING FOR A
PENALTY IN A MAXIMUM AMOUNT OF $1,000 00 FOR VIOLATIONS THEREOF,
AND PROVIDING FOR AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the zoning classification and use designation of the
following described property, to-wit
All th t certain tract or parcel of land situated in the David
Hough urvey, Abstract 646, Denton County, Texas, being all of a
certai (called) 45 30 acre tract deeded by Bred N Stones, Jr to
Lynn Mallow and wife on the 31st day of January 1955, recorded in
Volume,407, Page 236, Deed Records of said County, and a part of a
certain (called) 40 acre tract deeded by C G Haggard, a widower,
et al to Mason A Haggard and wife Wilma Haggard on the 5th day of
May 1947, recorded in Volume 337, Page 430, Deed Records of said
County, and being more fully described as follows
BEGINN;NG at the southeast corner of said 45 30 acre tract in the
east boundary line of the D Hough Survey and in Mayhill Road,
THENCE south 87°53'18" west near a fence a distance of 1821 56
ieet to an iron pin,
THENCE north 02°00'00" east a distance of 1080 0 feet to an iron
pin in the south line of said 40 acre tract,
THENCE north 87°42'00" east along common property line a distance
of 1141 37 feet to an iron pin,
THENCE north O1°58'30" east a distance of 320 0 feet to an iron
pin, i
THENCE Inorth 87°42'00" east a distance of 680 63 feet to an iron
pin in the east boundary line of said D Hough Survey in Hayhill
Road,
THENCE south O1°58'30" west along said survey line and said road a
distan a of 320 0 feet to an iron pin being the southeast corner
of sai 40 acre tract,
THENCE south 02°00'00" west along Mayhill Road and the east
bounds y line of said D Hough Survey a distance of 1086 0 feet to
the po nt of beginning and containing 50 1576 acres of land
is hereby changed from Agricultural "A" District Classification
and Use designation to Planned Development "PD" District
Classification and Use designation under the comprehensive zoning
ordinance of the City of Denton, Texas
