AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS BY ORDINANCE NO 69-1 AND AS SAID MAP
APPLIES TO 15 8 ACRES OF LAND LOCATED ON THE SOUTH SIDE OF AUDRA
LANE APPROXIMATELY 11050 FEET WEST OF LOOP 288, AND IS MORE
PARTICULARLY DESCRIBED HEREIN, TO PROVIDE FOR A CHANGE IN ZONING
CLASSIFICATION FROM AGRICULTURAL "A" DISTRICT CLASSIFICATION AND
USE DESIGNATION TO PLANNED DEVELOPMENT "PD" CLASSIFICATION AND USE
DESIGNATION, AND PROVIDING FOR AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the zoning classification and use designation of the
following described property, to-wit
All that certain tract or parcel of land situated in the M E P &
P R R Company Survey, Abstract No 927, city and county of
Denton, Texas, being all of a certain 16 084, more or less, acre
tract described in a deed from Elmer F Florenz to Philip James
Clemente on the 29th day of December, 1970, recorded in Volume
613, Page 197, Deed Records of said County, and being more fully
described as follows
BEGINNING at a found steel pin at the northeast corner of said
16 084 acre tract in Audra Lane,
THENCE south 0033' west pass at 23 81 feet a steel pin on the
south boundary line of Audra Lane and continuing with a fence a
total distance of 1371 98 feet to an iron pin and fence corner,
THENCE north 89"22137" west with said fence a distance of 510 79
feet to an iron pin and fence corner at the southwest corner of
said 16 084 acre tract,
THENCE north 0026134" east with the west boundary line of said
tract along and near a fence a distance of 239 24 feet to a fence
corner angle,
THENCE north 0027155" east with the west boundary line of said
tract and with a fence a distance of 243 52 feet to a fence angle,
THENCE north 0034158" east with a fence and the west boundary line
of said tract pass at 861 56 feet a steel pin on the south
boundary line of Audra Lane and continuing a total distance of
885 70 feet to an iron pin at the northwest corner of said tract
in Audra Lane,
THENCE south 89°46117" east in Audra Lane a distance of 511 10
feet to the point of beginning and containing 16 0834 acres of
land, there being 0 2814 acre located within Audra Lane, leaving a
net of 15 8020 acres of land
is hereby changed from Agricultural "A" District Classification
and use designation to Planned Development "PD" Classification and
Use designation under the comprehensive zoning ordinance of the
City of Denton, Texas
SECTION II
That prior to issuance of any certificate of occupancy for the
use of any building witnin the planned development district, the
following conditions shall be met

I Specific site plan approval is required for all multi-family
development
Z Maximum height of multi-family structures shall be limited to
two (1) stories
3 Single family "SF-7" land development standards, except for lot
size, shall apply to the 61000 square foot single family lots
area of this development
4 That electrical services shall be underground except for major
transmission lines
SECTION III
That the development of the property shall be in substantial
compliance with the site plan attached hereto and made a part
hereof for all purposes
1he zoning Map of the City of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordinances of
the City of Denton, Texas under Ordinance No 69-1, be, and the
same is hereby amended to show such change in District Clas6ifi-
cation and Use subject to the above conditions and specifications
SECTION IV
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other
things for the character of the district and for its peculiar
suitability or particular uses, and with a view to conserving the
value of the buildings, protecting human lives, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and its citizens
SECTION V
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after giving due notice thereof

AN ORDINANCE OF THE CITY OF DENTON, TEXAS, PROVIDING FOR THE
APPROVAL OF AN AMENDED DETAILED PLAN FOR CERTAIN LOTS LOCATED
WITHIN BLOCK A AND B OF THE AUDRA MEADOWS ADDITION, BEING A PORTION
OF THE 16 ACRES OF LAND LOCATED WITHIN THE PLANNED DEVELOPMENT
DISTRICT ESTABLISHED BY ORDINANCE NO 84-117 (PD-83), PROVIDING FOR
A PENALTY IN THE MAXIMUM AMOUNT OF $2000 00 FOR VIOLATIONS THEREOF,
AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, by Ordinance No 84-117, the City Council approved
a planned development district (PD-83) and site plan for 16 acres
of land located on the south side of Audra Lane, approximately
1,050 feet west of Loop 288, as more particularly described therein
(presently platted as the Audra Meadows Addition), and
WHEREAS, the owner has applied for approval of a revised
detailed plan for a portion of the district to provide for a change
of the designated two-family and multi-family use for Lots 25, 26,
and 27 of Block A, and lots 20 through 34 of Block B of the Audra
Meadows Addition, to single-family use on lots of a minimum size
of 6,000 square feet, and
WHEREAS, the Planning and Zoning Commission recommended
approval of the amended detailed plan, NOW, THEREFORE,
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That in accordance with article 11 of Appendix B -
Zoning of the Code of ordinances, the amended detailed plan shown
in Exhibit "B", attached hereto and incorporated by reference is
approved for the specified lots located in PD-83, said lots being
described in Exhibit "A", attached hereto and incorporated by
reference, so that hereafter the property shall be constructed,
used, and maintained in accordance with the detailed plan herein
approved
SECTION II. That a copy of this ordinance shall be attached
to Ordinance No 84-117, showing the amendment herein made
SECTION III. That any person violating any provision of this
ordinance shall, upon conviction, be fined a sum not exceeding
$2000.00 Each day that a provision of this ordinance is violated
shall constitute a separate and distinct offense

fourteen (14) days from the date of its passage, and the City
Secretary is hereby directed to cause the caption of this ordinance
to be published twice in the Denton Record-Chronicle, the official

DESIGNATION AND PROVIDING FOR APPROVAL OF A DETAILED PLAN ON 0 472
ACRES, PROVIDING FOR A PENALTY IN THE MAXIMUM AMOUNT OF $2,000 FOR
VIOLATIONS THEREOF, AND PROVIDING FOR AN EFFECTIVE DATE
WHEREAS, Jeffrey Bacon, on behalf of V J D Incorporated, has applied for an amendment
to the concept plan set forth in Ordinance 84-117 for 0 472 acres of land in planned development
(PD) No 83 zoning district classification and use designation, and
WHEREAS, on April 8, 1998, the Planning and Zoning Commission, after a public hearing,
recommended approval of the requested changes, and
WHEREAS, the City Council finds that the amended concept plan and proposed detailed
plan will be in compliance with the Denton Development Plan and Denton Plan Policies, NOW

as described in said detailed plan attached hereto as Exhibit "A' , incorporated herein by reference
The property therein described shall be constructed, used, and maintained in accordance with the
approved detailed plan
SECTION II. That the provisions of this ordinance as they apply to the 0 471 acres shown
in the detailed plan herein approved, shall govern and control over any conflicting provision of
Ordinance No 84-117, but all the provisions of Ordinance Nos 84-117 and 89-024 as they apply
to that remaining portion of the district not herein amended, shall continue in force and effect and
shall apply to the remainder of the district
SECTION M. That a copy of this ordinance shall be attached to Ordinance Nos 84-117 and
89-024, showing the amendment herein approved
SECTION IV. That any person violating any provision of this ordinance shall upon
