1984-027NO _ r AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 6 033 ACRES OF LAND OUT OF THE EUGENE PUCHALSKI SURVEY, ABSTRACT NO 996, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to-wit All that certain 6 033 acre tract or parcel of land situated in the Eugene Puchalski Survey, Abstract No 996, Denton County, Texas, part of said tract being Lots 1 and 2, Bonnie Brae Addition in the City and County of Denton, Texas, said tract being further described herein by metes and bounds as follows BEGINNING for the northeast corner of the tract being described herein at an iron pin at the northeast corner of Lot 2, Bonnie Brae Addition as shown by plat recorded in Volume 1, Page 7, Plat Records, Denton County, Texas in the west line of Bonnie Brae Street, THENCE south 12°44'35" east with said street 152 51 feet to an iron pin set in the ground at angle point in the east line of said Lot 1, THENCE south 0°18'58" east with said road 56 68 feet to "x" cut in concrete sidewalk at the southeast corner of Lot 1 of said Bonnie Brae Addition, THENCE south 0°06'15" east with said road 103 98 feet to an iron pin found in the ground, at the southeast corner of tract shown by deed to Texas A & M University Development Foundation as shown by deed recorded in Volume 932, Page 437, Deed Records of Denton County, Texas, THENCE north 89°16'08' west 213 13 feet to an iron pin found at fence corner post, THENCE south 89°58'16" west 161 48 feet to an iron pin found at fence corner, THENCE north 89°42'55" the southwest corner Foundation tract, over iron pin found at the Jameeba Venture tract Page 548, Deed Records west at 11 7 feet an "x" cut in concrete at of said Texas A & M University Dev all, a total distance of 473 41 feet to an southwest corner of tract shown by deed to as shown by deed recorded in Volume 1239, of Denton County, Texas, THENCE north 0°40'34" west with fence 103 84 feet to fence corner post at the southwest corner of tract shown by deed to Jameeba tract as recorded in Volume 1043, Page 739, Deed Records of Denton County, Texas, THENCE north 01°54'23" west with fence 209 15 feet to an iron pin set in the ground at the southwest corner of Block A.
