ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 2 11 ACRES OF LAND OUT
OF THE M E P & P R R COMPANY SURVEY, ABSTRACT NO 927, DENTON
COUNTY, TEXAS; AND MORE PARTICULARLY DESCRIBED HEREIN, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification ana Use designation of the follow-
lng described property, to-w~t
All that certain tract or parcel of land situated, lylng and
being in the County of Denton, State of Texas, out of the M E P
& P R R Survey, Abstract No 927, and being a part of the
second tract of 65 5 acres set out and described ~n that certain
Trustee's Deed of record in Volume 241, Page 486, of the Deed
Records of Denton County, Texas, and more particularly described
as follows
BEGINNING at a point in the south boundary l~ne of the Old
Denton-McKlnney Road, said beglnnlng corner belng 586 feet north
61°45' west of the intersection of the east boundary l~ne of the
above mentioned 65 5 acre tract, and the south boundary llne of
the sa~d Old Denton-McK~nney Road,
THENCE south 29°40' west 191 feet to a corner,
THENCE north 62°0' west 467 feet to a stake for corner,
THENCE north 22°20' east 195 feet to a corner in the south
boundary l~ne of sald road,
THENCE south 61°45' east with the south boundary line o~ said
road 491 feet to the place of beginning and containing 2 11
acres of land, more or less
ls hereby changed from Agricultural "A" Dlstrlct Classification
Use to General Retail "GR" D~str~ct Classification and Use under
the Comprehensive Zonlng Ordinance of the City of Denton, Texas
The Zoning Map of the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under Ordinance No
69-1, be, and the same ~s hereby amended to show such change in
D~strlct Classification and Use
SECTION II
That the C~ty Council of the C~ty o~ Denton, Texas, hereby
finds that such change ~s in accordance wlth a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the d,strlct and for lts
peculiar suitability or particular uses, and w~th a view to
conserving the value of t~e buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~tlzens

SECTION III
That this ordinance shall be in full force and effect
immediately after ~ts passage and approvaL, the required public
hearings having heretofore been held Dy the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after g~v~ng due not~ce thereof ~_~
