TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 33 872 ACRES OF LAND
OUT OF THE B B B & C R R COMPANY SURVEY, ABSTRACT NO 186,
DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAIN&

The Zoning Classification and Use designation of the follow-

City of Denton Subdivision Regulations and Land
Development Code,
3 Plat approval shall constitute specific plan
approval,
4 Private road or private ~ngress-egress easement
shall substitute for public dedicated streets when
townhouse subdivision occurs, and
5 Sidewalks shall be installed at the developer's
expense along one side of every public street
within the development
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under Ordinance No
69-1, be, and the same is hereby amended to show such change ~n
District Classification and Use sub3ect to the above conditions
and specifications
SECTION II
That the Clty Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,

SECTION III
That th~s ordinance shall be in full force and effect

Commission ann the C~ty Council of the C~ty of Denton, Texas,

FEET FOR LOT 1, BLOCK 2, OF THE SNIDEK ADDITION SECTION 2 PROVIDING A
SAVINGS CLAUSE PROVIDING FOIl. A PENALTY IN THE MAXIMUM AMOUNT OF
$2 000 00 FOR VIOLATIONS THEREOF, AND PROVIDING FOR. AN EFFECTIVE DATE
WHEREAS, Ms Margaret McCarthy, on behalf of Umque Internatmnal, owners of the
subJeCt property, nntmted an amendment to Ordmance 83-110 wluch created Planned Development
63 (PD-63) and estabhshed the front yard setbacks for the uses perrmtted w~ttun the subject planned
development district, to reduce the front yard setback from 25 feet to 24 3 feet for Lot 1, Block 2
of the Smder Addttton Section 2, and
WHEREAS, on March 26, 1997, the Planmng and Zomng Comnusston recommended
approval of an amendment to Ordinance 83-110 to reduce the front yard setback from 25 feet to 24 3
feet for Lot 1, Block 2, of the Smder Addition Secuon 2, and
WHEREAS, the Qty Council finds that flus amendment to Ordinance 83-110 wzll be In
comphance vath the Denton Development Plan, NOW, TI-rEREFORE
THE COUNCIL OF THE CITY OF DENTON HEREBY ORDAINS
S~tmn I That Ordinance 83-110 (PD-63) attached hereto and incorporated hereto by
reference, ~s amended to reduce the front yard setback for Lot 1 Block 2 of the Smder Add~tmn
Section 2 from 25 feet to 24 3 feet
Secuon II That a copy ofttus ordinance shall be attached to ordinance No 83-110, shovang
the amendment hereto approved
Sectton III That the provisions of flus ordinance, as they apply to Lot 1, Block 2, of the
Smder Addtt~on Section 2, govern and control over any confl~ctang provmmns of Ordinance No 83-
110, as they relate to the subject property, but all the prowmons of the Ordinance No 83-110 as they
apply to the remainder of PD-63 not here~n amended shall contmue m force and effect and shall apply
to the remmnder of PD-63
