ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO LOTS 3, 4, 5 AND 6, AND PART OF LOT
2, BLOCK 2, MERCER ADDITION, DENTON COUNTY, TSXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, %EXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-w~t
Ail that certain lot, tract or parcel of land known as Lots
3, 4, 5 and 6 and part of Lot 2, Block 2, Mercer Addition, and
being located between Tallaferro Street and Sherman Drive con-
raining approximately 1 478 acres of land, City of Denton, Texas
Is hereby changed from Single-Family "SF-7" Dlstrlct Classifica-
tion Use to Two-Family "2-F" D~str~ct Classification and Use
under the Comprehenslve Zoning Ordinance of the City of Denton,
Texas
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the C~ty of Denton, ~exas, under Ordinance No
69-1, be, and the same Ks hereby amended to show such change ~n
Dlstr~ct Classification and Use
SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human laves,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens

SECTION III
That th~s ordinance shall be in full force and effect
~mmed~ately after ~ts passage and approval, the requlred public
hearings having heretofore been held by the Planning and Zoning
Commlssion and the C~ty Council of the City of Denton, Texas,
