ORDINANCES OF rHE CITY OF DENFON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 11 53 ACRES OF LAND
OUT OF THE S HEMBRIE SURVEY, ABSTRACI NO 643, DENTON COUN~Y,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, IEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-wit
Ail that certain tract or parcel of land situated in the S
Hembrle Survey, Abstract No 643, Denton County, Texas, being a
part of a (called) 30 SO acre tract described xna deed from J
Klmbrough to J P Johnson on the 12th day of May, 1954 and
recorded in Volume 392, Page 630, Deed Records of said County
and being more fully described as follows
COMMENCING at the southwest corner of sa~d 50 $0 acre tract on
the south line of said survey in a road,
THENCE north a distance of 40 75 feet to a 6 inch steel corner
post for point of beginning,
THENCE north along and near a fence a distance of 1423 15 feet
to an iron pin in a fence line,
THENCE north 84012'07'' east along and near said fence a distance
of 425 42 feet to an iron pin,
THENCE south 00°lZ'18'' east leaving said fence a distance of
875 iS feet to an iron pin,
THENCE south 88°53'09'' east a distance of 189 60 feet to an iron
pin,
THENCE south 00013'56'' wost a distance of $99 46 feet to an iron
pin in an east-west fence,
FHBNCE north 88°49'46'' west along and near a fence and along the
north right-of-way line oi a road a distance of 234 43 feet to
the point of beginning, containing in all 11 $27 acres of land
xs hereby changed from Agricultural "A" District Classification
Use to Planned Development "PD" District Classification and Use
under the Comprehensive Zoning Ordinance of the City of Oenton,
Texas with the following conditions and specifications
1 Density of development shall not exceed level shown
on approved Planned Development concept plan,
2 Physical design and dimensions of lots shall conform
with approved Planned Development concept plan,

3 Final internal street alignment shall be determined
during platting stage, staff shall have the auth-
ority to rewse plans for streets, if needed, for
future planning purposes or to provide logical link
with adjacent subdlvision, and
4 The property shall be platted ~n accordance with
City of Denton regulations for subdivisions and land
development
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Lode of Ordi-
nances of the City of Denton, Texas, under Ordinance No 69-1,
be, and the same is hereby amended to show such change in
District Classification and Use subject to the above conditions
and specifications
SECTION II
That the C~ty Council of the City of Denton, 1exas, hereby
f~nds that such change is ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, texas, and ~ts citizens
ShCTION III
That th~s ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after giving due notice thereof
