AN ORDINANCE GRANTING A SPECIFIC USg PERMIT AND AMENDIN~ THE
ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPIhD AS
AN APPENDIX TO THE CODE OF ORDINANCES OF tHE CITY OF DENTON,
TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO
APPROXIMATELY 46 40 ACRES OF LAND IN THE CITY AND COUNTY OF
DENTON, TEXAS, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-wit
Ail that certain tract or parcel of land situated in the Mary L
Austin Survey, Abstract 4, Denton County, Texas, being part of a
(called) 97 0 acre tract, described in Volume S3, Page 156, Deed
Records, Denton County, Texas and being more particularly
described as follows
COMMENCING at the southeast corner of the above mentioned 97 0
acre tract said southeast corner also being a point in the north
rzght-of-way of a 30 foot roadway described in Volume 407, Page
472, Deed Records, Denton County, Texas,
THENCE north 01°54'30'' east 15 0 feet to the point of beginning
of the herein described 46 40 acre tract,
THENCE south 89°41' west 1907 70 feet parallel w~th and 15 feet
north of the north rlgtlt-of-way of the above mentioned 30 foot
roadway to the southwest corner,
THENCE north 00°22'00'' east 339 28 feet,
THENCE north 47°54'16'' east 1494 07 feet,
THENCE north 89041' east 841 12 feet to the northeast corner,
THENCE south 01°54'30'' west 1335 69 feet along and with the east
boundary line of the 97 0 acre tract to the point of beginning
and containing 46 40 acres of land, more or less
whxch ~s classxfled as Light Industrial "LI" Dxstrlct Classifi-
cation Use under the Comprehensive Zoning Ordinance of the City
of Denton, Texas xs hereby changed and a Specific Use Permxt ~s
hereby granted for the use of saxd property for a 251 mobxle
home park, sub2ect to the following conditions and restrlctxons
to-wit
1 Specific use permit shall be subject to compliance
with the mobile home ordinance,
2 The zoning shall revert to light industrial if the
mobile home park use is not developed within four
(4) years

The development of the property shall be in substantial compliance
with the s~te plan attached hereto and made a part hereof for all
purposes
The Zoning Map of the City of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Lode of Ordinances of
the City of Denton, Texas under Ordinance No 69-1, be, and the
same ~s hereby amended to show such change ~n Dxstrlct Llass~-
flcatlon and Use
S~CTION II
That the City Council of the C~ty of Oenton, Texas hereby
f~nds that such change is ~n accordance w~th a comprehensive plan
for the purpose of promoting the general welfare of the C~tM of
Denton, Texas, and with reasonable consideration, among other
things for the character of the d~str~ct and for ~ts peculiar
suitability or particular uses, and with a wew to conserwng the
value of the buildings, protecting human lxves, and encouraging
the most appropriate uses of land for the maxrmum benefit to the
C~ty of Denton, Texas, and ~ts c~t~zens
ShCTION III
That this ordinance shall be xn full force and effect
~mmedlately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commxss~on and the City Council of the C~ty of Denton, Texas,
after g~vlng due not~ce thereof
