ORDINANCES OF THE CITY OF D~NTON, TEXAS, BY ORDINANCE NO 69'1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 1 0 ACRE OF LAND OUT OF
THE GIDEON WALKER SURVEY, ABSTRACI NO 1330, DENTON COUNRY,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
ing described property, to-wit
All that certain tract, or parcel of land situated in the Gideon
Walker Survey, Abstract No 1330, Denton County, Texas, being
part of a called $? 741 acre tract described in a deed from Z
D Moore to S L Tlnnerello on December Si, 1962, recorded in
Volume 458, Pag~ ~80, Deed Records of Denton County and being
more fully described as follows
COMMENCING at the southwest corner of said S? ?~1 acre tract,
THENCE south 80~lg' east with the south boundary line of said
tract a distance of 1~? ~ feet to the west boundary line of a
drive and the point of beginning for the herein described tract,
THhNCb north ~48' east a distance of 208 ?1 feet to a corner,
THENCE south 80~17' east a distance of 208 71 feet to a corner,
£HBNCE south 9~48' west a distance of 208 ?1 feet to a corner on
the south boundary line of said $? 741 acre tract,
THENCE north 80~12' west a distance of 208 ?1 feet to the point
of beginning and containing in all 1 00 acre of land
is hereby changed from Agricultural "A" District Classification
Use to General Retail "GR" District Classification and Use under
the Comprehensive Zoning Ordinance of the City of Denton, Texas
The Zoning Map of the City of Denton, Texas, adopted the
l~th ~ay of January, 196~, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under Ordinance No
69-1, be, and the same is hereby amended to show such change in
District Classification and Use
SECTION I1
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens

SECTION III
That this ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
