AN ORDINANCE AMENDING THE ZONING MAP OF THE CIfY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX ro THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 13 40? ACRES OF LAND IN
DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE citY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zonxng Classlfxcatzon and Use deszgnatlon of the follow-

~s hereby changed from Single Family (SF-7} D~str~ct Classifi-
cation Use to Planned Development (PD) O~str~ct Classification
and Use under the Comprehensive Zoning Ordinance of the C~ty of
Denton, Texas sub3ect to the following conditions
1 Plat approval constxtute site plan approval

2 Recreation or playground area shall be maintained by an
approved homeowner's association and, if required, an
appropriate bond shall be posted for future maintenance
(Intent is to ensure that City of Denton will not be obl~-
gated to expend public funds for maintenance of the recrea-
tion area )
3 Overall density of development shall not exceed 7 23 un~ts
per acre
4 Audra Lane shall be improved in accordance w~th applicable
City of Denton subdivision regulations and construction
standards from its intersection with Paisley Drive to the
northern edge of the property in this request
5 Final right-of-way width of Audra Lane shall be determined
during final platting stage, m~nlmum of 60 feet, maximum of
80 feet shall be provided
6 Mack Drive shall not be extended northward beyond this
development
7 Sidewalks shall be provided throughout the development on
all public streets
8 If site is not developed within four (4) years, the zoning
will revert to its previous s~ngle-famlly (SF-7) classifi-
cation
The Zonsng Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under Ordinance No
69-1, be, and the same is hereby amended to show such change xn
Dlstr~ct Classification and Use
SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is ~n accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the dxstr~ct and for its
peculiar suitability or particular uses, and w~th a view to
conserwng the value of the buildings, protecting human lives,
of land for the
and encouraging the most appropriate uses
maximum benefit to the City of Denton, Texas, and its c~tlzens
SECTION III
That this ordinance shall be ~n full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after giving due notice thereof
