TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 80 ACRE TRACT OF LAND
OUT OF THE B B B ~ C R R SURVEY, ABSTRACT NO 186, DENTON
COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTON I
The Zoning Classification and Use designation of the follow-
~ng described proprty, to-wit
All that certain lot, tract or parcel of land s~tuated ~n the
C~ty of Denton, County of Denton, State of Texas, and being out
of the B B B ~ C R R Survey, Abstract No 186, sa~d tract
being a part of an 80 acre tract, conveyed to Lula Evers Tnpp
from A F Evers Estate and being known as the F~rst Tract of
the Fourth Tract as described in Volume 385, Page 65 of the Deed
Records of Denton County, Texas, and being more particularly
described as follows
BEGINNING at a point in the west right-of-way l~ne of Farm-
Market Road No 2164, 36 8 feet south of the ~ntersect~on of the
north l~ne of said Tr~pp property and the west r~ght-of-way of
Farm-Market Road No 2164,
THENCE south 01°14' east w~th the west l~ne of Farm-Market Road
No 2164 a distance of 418 2 feet to a point,
THENCE south 02°24' east, with the west line of Farm-Market Road
No 2164 a distance of 450 8 feet to a point,
THENCE south 00oZ8' west, w~th the west line of harm-Market Road
No 2164 a distance of 100 1 feet to a point,

No 2164 a d~stance of 900 feet to a poxnt for corner, saxd
point being 100 feet north of the intersection of the west l~ne
of Farm-Market Road No 2164 and the north l~ne of a 4 acre
tract of land known as the Third Tract as conveyed to Bob Tr~pp
by deed recorded in Volume 51Z, Page 586 of the Deed Records of
Denton County, Texas,

THENCE north 01°10' west a distance of 1550 feet to a point for

THENCE east a d~stance of 600 10 feet to the place of beginning
~s hereby changed from Agricultural "{A)" D~str~ct Classi-
fication Use to the Planned Development [PD) O~str~ct Classi-
fication and Use under the Comprehensxve Zoning Ordxnance of the
City of Denton, Texas wxth the following conditions
1) The planned development (PD) ~s specifically designed
to permit three (3) scoreboards with accompanying
advertising only, all other uses are governed by
agricultural (A) zoning district standards

make recommendations to the Planning and Zoning

The Zoning Map of the 6~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the C~ty oi Denton, Texas, under Ordinance No
69-1, be, and the same ~s hereby amended to show such change ~n
D~str~ct Classification and Use

That the C~ty Council of the City of Denton, Texas, hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
~lan for the purpose of promoting the general welfare of the
~ty of Denton, 'rexas, and w~th reasonable consideration, among
other th~ngs for the character of the d~str~ct and for ~ts
peculiar suitability or particular uses, and w~th a wew to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maxmmum benefit to the City of Denton, Texas, and its c~t~zens

That th~s ordinance shall be in full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~v~ng due not~ce thereof
