1983-074AN ORDINANCE AMENDING THE ZONING MAP OF THE ClrY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO 620 WEST HICKORY STREET, DENTON, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE fHE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the follow- lng described property, to-wit All that certain lot, tract or parcel of land located xn the W~llxam Neal Survey No 971 and being part of Lot 4 of the McKennon Addition to the City of Denton, Denton Lounty, Texas, according to the plat thereof, sa~d lot is ?$ feet by 160 feet and further described as 620 West H~ckory, Denton, Texas ~s hereby changed from Multi-Family "MF-i" District Classifi- cation Use to Planned Development "PD" D~strxct Classification and Use under the Comprehensive Zoning Ordinance of the C~ty of Denton, Texas w~th the following conditions and specifications 1 Specific plans for s~te development, landscaping, and architectural style in conformance with approved PD concept plan must be submxtted for revxew and approval prior to issuance of building permits and a certificate of occupancy The Cxty of Denton Hlstorxc Landmark Commission shall be consulted for recommendations and ~nput regarding conformance of architectural style of buzldzng wzth h~stor~c character of the area Total floor area of the building shall not exceed 4800 square feet, m~nor modifications ~n building shape and location shall be permitted Curb cuts shall be l~m~ted to one (1) on Hickory Street and one (1) on Denton Street at locations specified on approved PD concept plan 4 Building height shall not exceed two (2) stories 5 Permanently maintained sol~d screening consistent with approved concept plan shall be erected along the north and east property lines prior to issuance of certificates of occupancy 6 Front yard parking area shall not exceed what shown on approved PD concept plan, balance of front yard shall be maintained as green space or land- scaped area only with no asphalt or concrete 7 No detached signs shall be permitted at the s~te 8 If site ~s not developed w~thln four (4) years, the zoning w~ll revert to ~ts previous multi-family (MF-1) classification Z-1588-PHILIP O VICK-PAGE ONE The Zoning Map of the C~ty of Denton, Texas, adopted the 14thday of January, 1969, as an Appendix to the Code of Ordxnances of the Cxty of Denton, Texas, under Ordxnance No 69-1, be, and the same xs hereby amended to show such change xn D~strlct Classification and Use subject to the above condxtxons and specxflcat~ons SECTION II That the Cxty Councxl of the Ctty of Denton, Texas, hereby fxnds that such change xs xn accordance wxth a comprehensive plan for the purpose of promotxng the general welfare of the Ctty of Denton, Texas, and wxth reasonable consideration, among other th~ngs for the character of the dxstrxct and for ~ts peculiar suxtab~l~ty or partxcular uses, and with a v~ew to conserving the value of the buildings, protecting human l~ves, and encouraging the most appropriate uses of land for the maximum benefit to the C~ty of Denton, Texas, and its c~t~zens SECTION III That th~s ordinance shall be ~n full force and effect ~mmed~ately after ~ts passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the C~ty Council of the C~ty of Denton, Texas, after g~wng due not~ce thereo~ PASSBD AND APPROVED this the _~ day of July, 1983 u DE~TON, TEXAS ATTEST CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNhY CITY OF DENTON, TEXAS Z-1588-PHILIP 0 VILK-PAGE rWO
