ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY $ 000 ACRES OF LAND OUT
OF THE WILLIAM BRYAN SURVBY, ABSTRACt NO 148, DENfON COUNTY,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
tHE COUNCIL OF THE LITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-wit
All that certain tract or parcel of land situated in the W~ll~am
Bryan Survey, Abstract No 148, Denton County, Texas, being part
of a certain 29 9 acre tract deeded by Freeda B Duffle to Joe
Evans on February 9, 1959, recorded in Volume 445, Page 88, Deed
Records of sa~d County, being more particularly described as
follows
BEGINNING at a steel pin on the west l~ne of sa~d 29 9 acre
tract and of said Bryan Survey ~n the middle of a public road at
a point south 0°45'30'' west 888 43 feet from the northwest
corner of said tract,
THENCE south 88°54' east w~th the south l~ne of a 20 366 acre
tract 999 97 feet to a steel p~n ~n a fence on the east l~ne of
sa~d 29 9 acre tract,
THENCE south 0°58'50'' west w~th sa~d fence 217 0 feet to a steel
pin,
THENCE north 88°54' west 999 13 feet to a corner on the west
line of sa~d 29 9 acre tract and of said Bryan Survey in said
road,
THENCE north 0°45'30'' east w~th said line ~n sa~d road 217 9
feet to the place of beginning, containing ~n all 5 000 acres of
land
~s hereby changed from Agricultural "A" D~str~ct Classification
Use to Commercial "L" Dlstr~ct Classification and Use under the
Comprehensive Zoning Ordinance of the L~ty of Denton, Texas
The Zoning Map of the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the C~ty of Denton, Texas, under Ordxnance No
69-1, be, and the same is hereby amended to show such change in
D~str~ct Class~fxcatlon and Use
SECTION II
That the City Council of the C~ty of Denton, Texas, hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and with reasonable consideration, among
other th~ngs for the character of the dlstr~ct and for ~ts
peculiar suitability or particular uses, and with a v~ew to
conserwng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, fexas, and its citizens

That th~s ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, texas,
after g~wng due not~ce thereof
