ACRE TRACT LOCATED IN THE NORTHEAST CORNER OF THE INTERSECTION OF
CARROL5 BOULEVARD AND FORT WORTH DRIVE, APPROVING A DEVELOPMENT
PLAN I'OR THE DISTRICT, PROVIDING FOR A PENALTY IN THE MAXIMUM
AMOUNT OF $2,000 FOR VIOLATIONS THEREOF, AND PROVIDING FOR AN
EFFECTIVE DATE
WHEREAS, Dennis J Koop has applied for a change in zoning for
a 1 059 acre tract of land located an the northeast corner of the
intersection of Carroll Boulevard and Fort Worth Drive from Office
(O) a~d Planned Development zoning classifications and use
designations to a new Planned Development District (PD) zoning
claeslElcatlon and use designatIon, and
W~EREAS, on December 13, 1995, the Planning and Zoning Commas-
sion r~commended approval of the requested change an zoning, and
WHEREAS, the City Council finds that the change an zoning wall
be an ~ompliance with the Denton Development Plan, NOW, THEREFORE,
THE CO ~CIL OF THE CITY OF DENTON HEREBY ORDAINS
SECTION I That the zoning district classification and use
designation of the i 059 acres of land legally described as shown
an Exhibit A, attached hereto and incorporated here~n by reference,
Ks cha ed from Office (0) and Planned Development (PD-57) zoning
classl~lcatlons and use deslgnat~ons to a new Planned Development
Dlstrl=t (PD) zoning distract classification and use designation
under the comprehensive zoning ordinance of the C~ty of Denton,
Texas
S~CTION II That Exhibit B, attached hereto and incorporated
into this ordinance by reference, Ks approved as the Detailed Plan
for th~ new district, an accordance with Division 2 of Article IV
of Chapter 35 of the Code of Ordinances
S~CTION III That all conflicting ordinances, including
without limitation Ordinance 83-69, are hereby repealed to the
extent' of any such conflict
SECTION IV That the C~ty's official zoning map Ks hereby
amended to show the change an zoning district classification
SECTION V That any person violating any provision of th~s
ordinance shall, upon conv~ct~on, be f~ned a sum not exceeding
$2,000 00 Each day that a provision of this ordinance Ks violated
shall constitute a separate and d~stlnct offense
