ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS
AN APPENDIX TO THE CODE OF ORDINANCES OF THE CiTY OF DENTON,
TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO
APPROXIMATELY Z0 ACRE OF LAND IN THE CI[Y AND COUNTY OF DENTON,
TEXAS, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINb
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-wit
Ail that certain tract or parcel of land situated in the W
Hudson Survey, Abstract No S86, Denton County, Texas, said
tract being part of the Missouri-Pacific Railway Co right of
way approximately south Z6°3g' west a d~stance of 400 feet from
M~ssourl Pacific No 215,
BEGINNING lor the north corner of the tract being described
herein at a point 20 feet southeasterly from the center l~ne of
the said railroad right of way and approximately 32 feet
southwesterly from the center line of a public road known as
Johnson Road, said point being south 26°3S' east a distance of
830 feet from the occupied and apparent northwest corner of the
said Hudson Survey,
THENCE south 65°22' east a distance of Z$ 0 feet to a point for
a corner,
THENCE south 26°38' west a distance of 35 0 feet to a point for
a corner,
THENCE north 63~2Z' west a distance of 25 0 feet to a point for
a corner,
THENC~ north 26"38' east a distance of 35 0 feet to the point of
beginning and enclosing 0 020 of an acre of land
which is classified as Agricultural "A" D~strlct Classification
Use under the Comprehensive Zoning Ordinance of the Clty of
Denton, Texas is hereby changed and a Specific Use Permit is
hereby granted for the use of sa~d property to erect a microwave
tower and communication relay station, suboect to the ~ollowlng
conditions and restrlctlons to-wit
1 Plans for development and the development itself
shall coniorm with the approved site plan and
governed by all applicable City oi Denton
development codes
The developmont of the property shall be ~n substantial
compliance w~th the site plan attached hereto and made a part
hereof for all purposes
The Zoning Map of the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Rexas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
District Classification and Use

SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the dlstrxct and for xts
peculiar suitability or particular uses, and with a v~ew to
conserving the value of the buildings, protecting human lxves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~tlzens
ShCTION III
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after giving due notice thereof
