1983-063AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY $3 865 ACRES OF LAND OUT OF THE MARY AUSTIN SURVEY, ABSTRACT NO 4, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECT IVh DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classlf~cat~on and Use designation of the follow- ~ng described property, to-w~t Ail that certain tract or parcel of land s~tuated ~n the Mary Austin Survey, Abstract 4, Denton County, Texas, being the same (called} S4 24 acre tract described ~n a deed from Wayne Johnson, et ux to C T Hayes on October 23, 1948, recorded ~n Volume 34?, Page $73, Denton County, Texas, and being more particularly described as follows BEGINNING at the southwest corner of sa~d S4 24 acre tract ~n the Denton and Plano Road, THENCE north 6°3S'19'' east w~th the west boundary line of sa~d tract along and near a fence 1206 94 feet to a steel p~n at the northwest corner of sa~d tract, THENCE south 89°41'07'' east 903 99 feet to a steel pin at an angle, THENCE south 8S°30'24'' east along and near a fence llS1 44 feet to a fence corner at the northeast corner of sa~d tract, THENCE south 0°07'47'' west with said fence 1126 02 feet to a fence corner at the southeast corner of sa~d tract on south l~ne of Denton and Plano Road, THENCE north 86°23'39'' west w~th said fence and south l~ne of said road 112S 41 feet to a fence corner, THENCE north 89°13'08'' west ~n sa~d road 1062 18 feet to the place of beg~nnlng, containing ~n all S6 063 acres of land, there being 2 179 acres ~n said Denton and Plano Road, leawng a net of S3 86S acres of land ~s hereby changed from Agricultural "A" D~str~ct Class~flcat~on Use to Planned Development "PD" D~str~ct Class~flcat~on and Use under the Comprehensive Zoning Ordinance of the C~ty of Denton, Texas w~th the following conditions and specifications 1 Mobile homes will not be available to the general public for rental, 2.
