THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PARCEL
OF LAND CONSISTING OF APPROXIMATELY 151 49 ACRES OF LAND LYING
AND BEING SITUATED IN THE COUNTY OF DENTON, STATE OF TEXAS AND
BEING PART OF THE M FOREST SURVEY, ABSTRACT NO 417, AND THE
T LIVING SURVEY, ABST~CT NO 729, DENTON COUNTY, TEXAS,
CLASSIFYING THE S~E AS AGRICULTU~L "A" DISTRICT PROPERTY, AND
DECLARING AN EFFECTI~ DATE
WHEREAS, the request for annexation was introduced at a
regular meeting of the City Council of the City of Denton,
Texas, on the petition of the City of Denton, Texas, and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on April 5, 1983 in the Council Chambers
for all interested persons to state their views and present
evidence bearing upon the annexation provided by this ordinance,
and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on April 5, 1983 upon the property
hereinafter described in this annexation ordinance for all
interested persons to state their views and present evidence
bearing upon the annexation provided by th~s ordinance, and
WHEREAS, this ordinance has been published in full at least
one time in the official newspaper of the City of Denton, Texas,
prior to its effective date, and after the public hearings,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TEXAS,
HEREBY ORDAINS
SECTION I
That the hereinafter described tract of land be, and the
same is hereby annexed to the City of Denton, Texas, and the
same is made hereby a part of said City and the land and the
present and future inhabitants thereof shall be entitled to all
the rights and privileges of other citizens of said City and
shall be bound by the acts and ordinances of said City now in
effect or which may hereafter be enacted and the property
situated therein shall be sub3ect to and shall bear its prorata
part of the taxes levied by the City The tract of land hereby
annexed is described as follows, to-wit
Ail that certain tract or parcel of land lying and being
situated in the County of Denton, State of Texas, and being part
of the M Forrest Survey, Abstract No 417 and the T Llvlng
Survey, Abstract No 729 and being more particularly described
as follows
BEGINNING at a point in the present city l~mlts as established
by Ordinance No 74-31, said point being the northeast corner of
the tract described in said ordinance, said point also lying in
the southeast right of way line of the Texas and Pacific
Railroad,
THENCE northeasterly along the southeast right of way of said
railroad the following six courses and distances (1) north
70°08'10'' east 427 81 feet, (2) north 64°20' east 1294 5 feet,
(3) north 64°00'30'' east 661 69 feet, (4) north 63°58'57'' east
623 18 feet, (5) north 63"56' east 1151 69 feet, (6) north 64~
45' east 672 5 feet to a point for a corner said point being the
northeast corner of the Meadowlark Addition,

THENCE south 4°42'30'' west along the east boundary line of said
addition, passing at 1873 2 feet the southeast corner of sa~d
addition and continuing for a total d~stance of approximately
1903 2 feet to a point for a corner in the center of an east and
west public road (Fish Trap Road),
THENCE west along the centerline of said road a distance of
approximately 254 28 feet to a point for a corner, said point
being the northeast corner of a tract as described in Volume
839, Page 615 of the Deed Records of Denton County, Texas,
THENCE south 2°31'41'' west along the east boundary line of said
tract an approximate d~stance of 934 78 feet to a point for a
corner in the present c~ty l~m~ts as established by Ordinance
No 69-40 Tract V, said point lying 350 feet north of and
perpendlcular to the centerllne of U S Highway 380,
THENCE southeasterly along the present city l~mlts 350 feet
north of and parallel with the centerllne of U S Highway 380 a
distance of approximately 1474 88 feet to a point for a corner
in the centerllne of a north and south public road, said point
being the northwest corner of the tract described in said
Ordinance No 69-40 Tract V, same being the east boundary l~ne
of the tract as descrlbed in Ordlnance No 65-43 Tract I,
THENCE north along the centerllne of said road, same being the
present c~ty limits a distance of approximately 326 18 feet to a
point for a corner said point lying 670 feet north of and
perpendicular to the centerllne of U S Highway 380,
THENCE southwesterly along the present city llmlts, 670 feet
north of and parallel with the centerllne of U S Highway 380 a
distance of approximately 459 86 feet to a point for a corner
said point being the southeast corner of the tract described in
Ordlnance No. 79-38,
THENCE north 0°52'41'' west along the present city limits a
distance of 1081 28 feet to a polnt for a corner in the center
of an east and west public road (Fish Trap Road),
THENCE north 83Q26'62" west along the present city limits and
centerl~ne of said road a d~stance of 267 42 feet to a point for
a corner,
THENCE south 63°50'59'' west along the present city limits a
distance of 580 07 feet to a point for a corner,
THENCE south 0"52'41" west along the present city limits a
distance of 983 32 feet to a polnt for a corner said point lying
670 feet north of and perpendicular to the centerllne of U S

THENCE southwesterly along the present city limits 670 feet

THENCE south 89°26'40'' east along the present city limits a

d~stance of 574 85 feet to the place of beginning and containing
approximately 151 49 acres of land, more or less
SECTION II
The above described property ~s hereby classified as
Agricultural "A" District and shall so appear on the official
zoning map of the City of Denton, Texas, which map ~s hereby
amended accordingly
SECTION III
Th~s ordinance shall be effective ~mmed~ately upon ~ts
passage

P~AN OF SERVICE FOR ANNEXED AREA~ CITY OF DENTON~ TEXAS
WHEREAS, Article 970a as amended requmres that a plan of service
be adopted by the governing body of a city prior to passage of an ordinance
annexing an area, and
WHEREAS, the City of Denton IS contemplating annexation of an
area which is bounded as shown on a map of the proposed annexation
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF DENTON, TEXAS
Section i Pursuant to the provisions of Article 970a as
amended, Texas Code Annotated, there is hereby adopted for the proposed
annexation area the following plan of service
I Basic Service Plan
A Police
(1) Patrolling, radio responses to calls, and other
routine police services, using present personnel
and equipment, will be provided on the effective
date of annexation,
(2) Traffic signals, traffic s~gns, street markings,
and other traffic control devices will be Installed
as the need therefore zs established by appropriate
study and traffic standards
B Fire
(1) Fire protection by the present personnel and equip-
ment of the fire fighting force, will be provided
on the effective date of annexation
C Water
(1) Water for domestic, commercial and Industrial use
will be provided at c~ty rates, from existing c~ty
lines on the effective date of annexation, and
thereafter from new lines as extended zn accordance
with article 13 06 of appendix A of the code of the
City of Denton, Texas
D Sewer
(1) Properties ~n the annexed areas will be connected
to sewer lines ~n accordance w~th article 13 06 of
appendix A of the code of the b~ty of Denton, Texas
E Refuse Collection
(1) The same regular refuse collection service now pro-
vided within the c~ty will be extended to the
annexed area within one month after the effective
date of annexation

F Streets
(1) Emergency mamntenance of streets (repair of hazardous
chuckholes, measures necessary for tra££mc flow, etc )
will begin on the effective date of annexation
(2) Routine maintenance on the same basms as in the
present city, wmll begin mn the annexed area on
the effective date of annexation
(S) Reconstructmon and resurfacmng of streets, mnstalla-
tion o£ storm dramnage facllmtmes, constructmon of
curbs and gutters, and other such major mmprovements,
as the need ~herefore ms determmned by the governmng
body, will be accomplmshed under the establmshed
policmes of the cmty
G Inspection Services
(1) Any inspectmon servmces now provmded by the cmty
(bumlding, electrmcal, plumbing, gas, housing,
sanitation, etc ) will begmn mn the annexatmon area
on the effectmve date of annexation
H Planning and Zonmng
(1) The Plannmng and Zonmng jurmsdictmon of the cmty
wmll extend to the annexed area on the effectmve
date of annexatmon Cmty plannmng w~ll thereafter
encompass the annexed area
I Street Lmghting
(1) Street lightmng wmll be mnstalled mn the substan-
tially developed areas mn accordance wmth the
established pollcmes of the cmty
J Recreatmon
(1) Residents of the annexed area may use all exmstmng
recreational facllmtmes, parks, etc , on the effec-
tmve date of annexatmon The same standards and
polmcles now used zn the present c~ty wmll be fol-
lowed mn expanding the recreational program and
facil~tmes mn the enlarged cmty
K Electric Distribution
(1) The city recommends the use of C~ty of Denton for
electric power

(1) Street name signs where needed will be installed
withmn approximately 8 months after the effectmve
date of annexatmon
II. Capital Improvement Program (CIP)
The CIP of the City consists of a five year plan that ms up-
dated yearly The Plan is prioritized by such policy guide-
lines as
(1) Demand for servmces as compared to other areas
based partly on density of population, magnmtude
of problems compared to other areas, establmshed
technmcal standards and professional studmes, and
natural or technical restraInts or opportunmt~es
(2) Impact on the balanced growth policy of the cmty
(S) Impact on overall cmty economics
The annexed area will be consmdered for CIP planning mn the
upcommng CIP plan, which w~ll be no longer than one year from
the date of annexation In this new CIP plannmng year the
annexation area will be judged accordmngly to the same
established criteria as all other areas of the cmty
