AND AS SAID MAP APPLIES TO PROPERTY LOCATED AT THE CORNER OF
BOLIVAR AND CRESCENT STREE]S, DENTON COUNIY, tEXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DhCLARIN~ AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, rhXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described property, to-w~t
Ail that certain tract or parcel of land situated in the R
Beaumont Survey, Abstract No $1, Denton County, Texas, sa~d
tract being the tract shown by deed to Tom Jester, trustee as
recorded ~n Volume 747, Page §4 of the Deed Records of Denton
County, Texas, sa~d tract being further described here~n by
metes and bounds as follows
BEGINNING for the southeast corner of the tract being described
herein at an ~ron pin found at the ~ntersect~on of the north
boundary l~ne of Crescent Street w~th the west boundary l~ne of
Bolivar Street at the southeast corner of said Jester tract,
THENCE south 89°57'20'' west 192 0 feet along the north boundary
l~ne of Crescent Street to an ~ron pin found at the southwest
corner of said Jester tract,
THENCE north 60 0 feet to a hackberry tree, the northwest corner
of said Jester tract,
THENCE north 89°57'20'' east 192 0 feet to an ~ron pin found ~n
the west boundary l~ne of Bolivar Street,
~HhNCE south 60 0 feet to the point of beginning
~s hereby changed from Two-Family "2-~" D~str~ct Classification
Use to Planned Development "PD" Olstr~ct Classification and Use
under the Comprehensive Zonxng Ordxnance of the C~ty of Denton,
Texas w~th the follow~ng condlt~ons and specifications
1 The property shall be developed and replatted in
conformance w~th the approved concept plan
2 The Crescent Street lot shall accommodate a s~ngle
family dwelling that ~s of new construction
3 The exxst~ng frame house on the lot fronting on
Bolivar can only be replaced with a s~ngle family
residence
4 A chain l~nk or wooden fence shall be erected along
the ~ntenor lot hne separating the two residences
The house to be built shall face Lrescent Street
and w~ll be setback to a point that ~s ~n l~ne w~th
the ex~st~ng structure or e~ghteen feet (18') from
the front property line
5 A detailed s~te plan and architectural elevations
and/or rendenngs must be approved by the Planning
and Zoning Commission and the City Council prior to
~ssuance of a building permit to insure compati-
bility w~th the character of the neighborhood

The Zoning Map of the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Lode of
Ordinances of the C~ty of Denton, texas, under OrdCnance No
69-1, be, and the same ~s hereby amended to show such change ~n
D~str~ct Classification and Use subject to the above cond~t¢ons
and specifications
SECTION II
That the C~ty Council of the C~ty of Denton, Iexas, hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other th~ngs for the character of the d~str~ct and for ~ts
pecuhar suitability or particular uses, and w~th a wew to
conserving the value of the buildings, protecting human l~ves,
and encouragIng the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~t~zens
SECTION III
That th~s ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings hav~ng heretofore been held by the Planning and Zoning
Comm~ssion and the C~ty Council of the C~ty of Denton, Texas,
after g~v~ng due not~ce thereof
