1983-049 Z-1566/HOMA BADIE AN ORDINANCE AMENDING IHB ZONING MAP OF THh CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCBS OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO LOT ONE, BONNIE BRAh ADDITION, DENTON COUNTY, TEXAS, AND MORE PARTICULARLY DBSLRIBED HEREIN, AND DECLARING AN EFFBCTIVB DATB THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to-w~t Ail that certain lot, tract or parcel of land lying and being s~tuated ~n Denton County, Texas, being Lot 1, Bonnie Brae Addition, located along the west s~de of Bonnie Brae Street beginning approximately 200 feet north of the ~ntersect~on of Bonnie Brae and West Oak and known as 215 Bonnie Brae, Denton, Texas ~s hereby changed from Multi-Family "MF-i" D~str~ct Classify- cat,on Use to Planned Development "PD" District Classification and Use under the Comprehensive Zoning Ordinance of the C~ty of Denton, Texas w~th the following conditions and specifications 1 The development shall conform to all applicable codes and standards prescribed ~n the C~ty of Denton Zoning Ordinance, building codes, and subd~ws~on regulations 2 The use of the property shall be l~m~ted to one (1) medical off~ce building that shall not exceed two (2) stories in height 5 A detailed s~te development plan, architectural rendenngs and/or elevations and landscaping which conforms w~th the approved concept plan must be submitted and approved by the Planning and Zoning Commission and C~ty Council before ~ssuance of building permits The Zoning Map of the C~ty of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, texas, under Ordinance No 69-1, be, and the same ~s hereby amended to show such change ~n D~str~ct Classification and Use subject to the above conditions and specifications SECTION II That the C~ty Council of the C~t~ of Denton, Texas, hereby f~nds that such change ~s ~n accoruance w~th a comprehensive plan for the purpose of promoting the general welfare of the C~ty of Denton, Texas, and w~th reasonable consideration, among other things for the character of the d~str~ct and for ~ts peculiar suitability or particular uses, and w~th a v~ew to conserwng the value of the buildings, protecting human l~ves, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and ~ts c~t~zens SECTION III That th~s ordinance shall be ~n full force and effect ~mmed~ately after its passage and approval, the required public hearings hawng heretofore been held by the Plannxng and Zonxng Commxsslon and the Cxty Council of the C~ty of Denton, Texas, after glwng due notxce thereof PASSED AND APPROVED thxs the /0 day of ~~ , 1983 ~RI~MARD O/ STE~q]~R£, · CItY OB I~ENTON, TEXAS AFThST CHARLOTT~ ALLEN, CITY SECRETARY CITY 0F DENTON, TEXAS APPROVED AS TO LEGAL PORM C J TAYLOR, JR , CIRY ATTORNEY CiTY OF DENTON, TEXAS
