AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX ~0 THE LODE OF ORDI-
NANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND
AS SAID biAP APPLIES TO APPROXIMATELY 8 000 ACRES OF LAND, MORE
OR LESS, OUT OF THE M AUSTIN SURVEY, ABSTRACT NO 4, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classlftcatlon and Use designation of the follow-
lng described property, to-wit
All that certain tract or parcel of land lying and being
sttuated in the M Austin Survey, Abstract No 4, Denton County,
Texas, being part of a (called) Z0 150 acre tract described in a
deed from Florence H Simmons to Ray Parker, et ux on March 22,
1968 and recorded in Volume 269, Page 524, Deed Records of
Denton County, Texas, and betng more parttcularly described as
follows
COMMENCING at a steel pin on the north boundary line of Spencer
Road at the southwest corner of the above menttoned 20 130 acre
tract,
THENCE south 86°58'40'' east wtth the north boundary line of
Spencer Road a dtstance of 60 17 feet to a steel ptn at the
point of beginning of the herein descrtbed tract,
THENCE north 01°15'10'' west 60 0 feet from and parallel to the
west boundary l~ne of said 20 130 acre tract a distance of
800 S4 feet to a corner,
THENCE south 50°50'15'' east a distance of 86Z 55 feet to a steel
pin on the west right of way of U S Htghway Loop Z88,
THENCE south 23°25'10'' west w~th the west right of way of satd
H~ghway a distance of 196 4 feet to a steel ptn,
THENCE w~th the west right of way line of sa~d Hxghway around a
curve to the right having a central angle of 3008'57'', a radius
of 2804 8, a chord of south 31020'44'' west 154 14 feet, and an
arc length of 154 16 feet to a steel pin,

under the Comprehensive Zontng Ordtnance of the Ctty of Denton,
Texas The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of

Dlstrlct Classlfxcatxon and Use
SECTION II
That the Cxty Council of the Cxty of Denton, Texas, hereby
fxnds that such change is xn accordance wxth a comprehensxve
plan for the purpose of promotxng the general welfare of the
C~ty of Denton, Texas, and wxth reasonable consideration, among
other thxngs for the character of the d~str~ct and for xts
peculxar suxtabllxty or particular uses, and w~th a view to
conserwng the value of the bulldxngs, protectxng human lives,
and encouragxng the most approprxate uses of land for the
maximum benefxt to the C~ty of Denton, Texas, and ~ts cxt~zens
SECTION III
That thxs ordxnance shall be xn full force and effect
lmmedxately after its passage and approval, the requxred publxc
hearxngs havxng heretofore been held by the Plannxng and Zonxng
Commxsslon and the C~ty Councxl of the City of Denton, Texas,
thereof
