AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDI-
NANCES OF THE LITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND
AS SAID MAP APPLIES TO APPROXIMATELY 13 149 ACRES OF LAND, MORE
OR LESS, OUT OF THE DANIEL LAMBERT SURVEY, ABSTRACT NO 784 AND
THE JOHN MCGOWBN SURVEY, ABSTRACT NO ?9?, AND MORE PARTICULARLY
DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the follow-
lng described property, to-w~t
BEING a tract of land s~tuated ~n Denton County ~n the Daniel
Lambert Survey, Abstract No 784 and the John McGowen Survey,
Abstract No 797 and being more particularly described as

COMMENCING at the northeast corner of the aforementioned Daniel

Is hereby changed from Planned Development "PD" District Classi-
fication Use to Planned Development "PD-28" District Classifica-
tion and Use under the Comprehensive Zoning Ordinance of the
City of Denton, Texas with the following conditions
1 The property shall be developed ~n accordance w~th
the approved site plan
2 The location oi buildings and other minor changes
shall be permitted during technical review for
building permit and platting purposes, however,
Increases in density or significant alterations to
internal traffic alignment and design cannot occur
w~thout the approval of the Planning and Zoning
Commission and the City Council
3 Curb cuts along the Interstate 55 Service Road
shall be positioned so as to conform with
recommendations of the C~ty Traffic Engineer prior
to f~nal approval of the PD concept plan
The Zoning Map of the C~ty of Denton, lexas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under Ordinance No 69-1, be, and
the same is hereby amended to show such change in District
Classification and Use subject to the conditions specified above
SECTION II
That the City Council of the C~ty of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and w~th reasonable consideration, among
other things for the character of the dlstr~ct and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and its citizens
SECTION III
That th~s ordinance shall be in full force and effect
· mmedlately after ~ts passage and approval, the required public
hearings havxng heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after glwng due not~ce thereof
