1983-035R J BUTTON/S- 166 AN ORDINANCE GRANTING A SPECIFIC USE PERMIT AND AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED Ab AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 83 ACRES OF LAND, AND BEING LOCATED ALONG THE NORTH SIDE OF ROBINSON ROAD AND EAST OF F M 2181 (TEASLEY LANE) AS SHOWN ON THE TAX RECORDS OF THE CITY OF DENTON, TEXAS, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to-wit All that certain 84 019 acre tract, or parcel of land situated in the Stephen Hembrle Survey, Abstract No 643, and the Ell Pickett Survey, Abstract No 1018, Denton County, Texas, said tract being all of a called 83 806 acre tract, said tract being tracts described in a deed to Lakewood Estates Partnership recorded in volume 1172, Page 318 of the Deed Records of Denton County, Texas, and being more particularly described as follows BEGINNING for the southeast corner of the tract being described here~n at an iron pin found in the southerly line of said Hembrie Survey, said being in the easterly line of Farm to Market Road No 2181 at its intersection with the center of Robinson Road, THENCE north 01°07'29'' east with the most southerly west line of said tract and the easterly line of said Farm to Market Road 330 51 feet to an ~ron pln found ad]acent to a concrete monument, THENCE 827 40 feet along a curve to the left in the most southerly west line of said tract and the easterly line of said Farm to Market Road, having a radius of 1471 57 feet and a central angle of 32°12'53'' to an iron p~n found ad]acent to a concrete monument for the most westerly northwest corner of said tract, THENCE north 89~49'09'' east with the most westerly north line of said tract 241 92 feet to an iron pin found for an interior corner of said tract, THENCE north 02~33'11'' east 140 47 feet to an iron pin found in the southerly line of the B Lewis Survey, Abstract No 769 and the most westerly north line of said Hembrle Survey, THENCE south 89~13'03" east with the southerly line of said Lewis Survey and the most westerly north line of said Hembrle Survey 1232 18 feet to an iron pin found for the southeast corner of said Lewls Survey and the southwest corner of the M E P & P R R Survey, Abstract No 950, THENCE north 84°36'01'' east w~th the southerly line of said M E P & P R R Survey and the most easterly north line of said Hembr~e Survey 1495 06 feet to an iron pin found, THENCE south 00~13'55'' west 1464 22 feet to an iron pin set in the southerly line of aid Hembrle Survey, same being in Robinson Road, for the southeast corner of said tract, THENCE north 88°07'26'' west w~th the southerly line of said Hembrle Survey and with Robinson Road 2715 82 feet to the point of beginning PAGE ONE which is classified as an Agricultural "A" Dlstrlct Classifi- cation Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas ~s hereby changed and a Specific Use Permit ~s hereby granted for the use of sa~d property for a mobile home park, subject to the following special conditions and restrictions, to-w~t 1 Property shall be developed in conformance wlth the approved site plan and all applicable City of Denton development codes, regulations and ordinances prior to issuance of certificates of occupancy ~n addition to all uses authorized ~n an Agricultural "A" D~str~ct The development of the property shall be ~n substantial compliance w~th the s~te plan attached hereto and made a part hereof for all purposes The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas under Ordinance No 69-1, be, and the same ~s hereby amended to show such change ~n D~str~ct Classification and Use SECTION II That the City Council of the City of Denton, Texas hereby finds that such change ~s ~n accordance w~th a comprehensive plan for the purpose of promotlng the general welfare of the C~ty of Denton, Texas, and w~th reasonable conslderat~on, among other things for the character of the d~strlct and for ~ts pecullar sultab~llty or particular uses, and w~th a v~ew to conserving the value of the buildings, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the C~ty of Denton, Texas, and ~ts c~t~zens SECTION III That th~s ordinance shall be ~n full force and effect ~mmed,ately after its passage and approval, the required public hearlngs having heretofore been held by the Planning and Zoning Commission and the C~ty Councll of the C~ty of Denton, Texas, after g~vlng due notice thereof PASSED AND APPROVED th~s the ~'~ day of~ , 1983 ATTES!
