TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 0 902 ACRE OF LAND OUT
OF THE B B B & C R R SURVEY, ABSTRACT NO 196, CITY OF DENTON,
COUNTY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following descrlbed property, to-w~t
All that certain 0 902 acre tract or parcel of land situated
the B B B & C R R Survey, Abstract No 196, City of Denton,
County of Denton, Texas, sa~d tract being part of tract shown by
deed to the Burl Arr~ngton Estate as recorded in Volume 936,
Page 397 of the Deed Records of Denton County, Texas, sald tract
being further described herein by metes and bounds as follows
BEGINNING for the northeast corner of the tract being described
here~n, at an ~ron pin found at the southeast corner of Triangle
Addition as shown by plat recorded in Volume 16, Page 4 of the
Plat Records of Denton County, Texas, sa~d corner being also the
northeast corner of said Burl Arrlngton Estate Tract and lying
~n the western line of Farm Market Road No 1830 (Country Club
Road),
THENC~ south 0°09' west 110 0 feet to an iron p~n set ~n the
ground in sa~d western l~ne of Farm Market Road No 1830,
THENCE south 89°49'40'' west 357 64 feet to an lron pin set
the ground,
THENCE north 0"26' east 110 0 feet to the northwest corner of
said Burl Arr~ngton tract,
THENCE north 89°49'40'' east 357 1 feet to the place of beginning

cat~on Use to Planned Unit Development Dlstr~ct Classification
and Use under the Comprehenslve Zoning Ordinance of the C~ty of
Denton, Texas subject to the following conditions and
restrxct~ons and Sate Plan attached hereto to-w~t
1 A preliminary and f~nal plat must be developed in
accordance with Clty of Denton Subdivision
Regulations, and approved by the proper
authorities
2 The development must conform wlth the approved PD
S~te Plan
The Zoning Map of the C~ty of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordlnances
of the C~ty of Denton, Texas, under Ordinance No 69-1, be, and
the same is hereby amended to show such change ~n D~str~ct

SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and with reasonable consideration, among
other th~ngs for the character of the district and for ~ts
peculiar suitability or particular uses, and w~th a view to
conserving the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~tlzens
SECTION III
That this ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings havlng heretofore been held by the Planning and Zoning
Commlsslon and the City Council of the City of Denton, Texas,
after giving due not~ce thereof
