TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 16 64 ACRES OF LAND OUT
OF THE A WHITE SURVEY, ABSTRACT NO 1406, DENTON COUNTY, TEXAS,
AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS~
SECTION I
The Zoning Classlficatlon and Use deslgnatlon of the
following described property, to-wit
All that certain tract or parcel of land situated in the A
white Survey, Abstract No. 1406, Denton County, Texas, being a
part of a certain (called) 52 54 acre tract deeded by Katherlne
Jagoe Preston, a wldow to Cauble Anterprlses on the 1st day of
April, 1966, and recorded in Volume 536, Page 425, Deed Records
of said County, anO being more particularly descrlbed as follows
BEGINNING at the southeast corner of saxd 52 54 acre tract in
the no~th right of way line of U S. Highway 77, Bus,ness Route,
THENCE north 58"39'00" west along the said right of way a
distance of 1050 50 feet,
THENCE~ along sald rxght of way with a curve to the right, havlng
a central angle of 28Q42'16'', and a radius of 516 650 feet, a
chord which bears north 44°16'58" west a distance of 256 137
feet, an arc length of 258 834 feet,
THENCE north 21°45'00'' west along the said right of way a
distance of 264 60 feet;
THENCE north 00"58'00" west along the right of way of Interstate
Highway 35 a dlstance of 598 20 feet to the west most northwest
corner of said 52 54 acre tract,
THENCE south 89~36'00'' east along the north boundary line of
said A White Survey a distance o~ 330 09 feet,
THENCE south 00"58'00'' east a distance o~ 549 30 feet,
THENCE south 58~39'00'' east a dlstance of 991 57 feet,
THENCE south 00"14'00'' west along the east boundary llne of said
52 54 acre tract a d~stance of 506 40 feet to the polnt of
beglnBing and contalnlng 16 64 acres of land, more or less
is hereby changed from Agrlcultural "A" District Classification
Use to Commercial "C" District Classification and Use under the
Comprehensive Zoning Ordlnance of the City of Denton, Texas
The zoning Map Of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under Ordinance No
69-1,1 be, and the same is hereby amended to show such change ,n

That the City Council oK the C~ty of Denton, Texas, hereby
finds that such change is ~n accordance wlth a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and wlth reasonable cons,derat~on, among
other things for the character of the dlstr~ct and for ~ts
peculiar suitability or particular uses, an~ with a view to
conserving the value of the bull~lngs, protecting human l~ves,
and encouraging the most appropriate uses of land Ior the
maximum benefit to the C~ty of Denton, Texas, and its citizens
SECTION III
That th~s ordinance shall be ~n full force and effect
lmmed~ately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C*ty of Denton, Texas,
