AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO AN APPROXIMATELY 12,000 SQUARE FOOT
LOT LOCATED AT 1411 BERNARD STREET, CITY OF DENTON, COUNTY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following descrlbed property, to-wit
Ail that certain lot, tract or parcel of land lying and being
situated in Denton County, Texas, and being out of the Alexander
H~ll Survey, Abstract No 623, and being part of the ten acre
tract conveyed by W C Balns and wife to P T Seymore on the
7th day of January, 1880, as shown of record in Volume N, Page
3, Deed Records of Denton County, Texas, and being a part of a
11-3/4 acre tract described in deed from T P Burge to H P
Hancock, as shown of record ~n Volume 170, Page 351, Deed
Records of Denton County, Texas, and more particularly described
as follows
BEGINNING at a stake for corner in the west boundary line of
said H. P Hancock Tract, said corner being in the east boundary
llne of Bernard Street and being 210 0 feet south of the
northwest corner of sald 11-3/4 acre tract,
THENCE east 146 5 feet to a stake for a corner,
THENCE south 75 0 feet to a stake for a corner,
THENCE west 150 feet to a stake for corner in the east boundary
l~ne of said Bernard Street and the west boundary l~ne of sa~d
Hancock Tract;
THENCE north 2"40' east w~th the west boundary line of sa~d
Hancock Tract and the east boundary l~ne of Bernard Street, 75 0
feet to the place of beginning
is hereby changed from Slngle Family "SF-7" Dlstrlct Classlf~-
cat~on Use to Planned Development-Multi-Family Use D~str~ct
Classification and Use under the Comprehensive Zoning Ordinance
of the City of Denton, Texas subject to the following condltlons
and restrictions and Site Plan attached hereto to-wit
1 The property shall be developed in conformance with
the approved site plan, as well as, subdivision
regulations and applicable development and building
codes of the Clty of Denton
The Zonlng Map of the City of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under Ordlnance No 69-1, be, and
the same is hereby amended to show such change ~n D~strlct

SECTION II
That the City Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for lts
peculiar suitability or particular uses, and w~th a view to
conserving the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and ~ts clt~zens
SECTION III
That this ordinance shall be ~n full force and effect
immediately after lts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the C~ty of Denton, Texas,
