AN ORDINANCE AMENDING THB ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAM~ WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 604 ACRE OF LAND, MORE
OR LESS, BEING LOCATED APPROXIMATELY 300 FEET NORTH OF EAGLE
DRIVE BETWEEN CENTRAL AND WELCH STREETS IN THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFPECTI,VE DATE
THE COUNCIL OF THE CITY ON DBNTON, TBXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described property, to-w~t
All that certain tract or parcel of land s~tuated in the C~ty
and County of Denton, Texas, being a part of Block 20 of College
Addition to the C~ty of Denton, Plat of which ~s recorded in
Voltme 44, Page 600, Deed Records, and being the same tract
described ~n a deed from Bottle R Wood, et al to Andrew
Jonathon Wood on February 28, 1959, recorded ~n Voltme 444, Page
4S5, Deed Records of Denton County, and being more fully
described as follows
BEGINNING at a steel p~n on the west boundary l~ne of said Block
20 on the east right of way of Central Street which ~s also the
west northwest corner of a 0 701 acre tract described in a deed
from C A G~nnings and A L G~nnlngs to Joe W Nichols on
November 10, 1967, recorded ~n Voltage 5S8, Page 674, Deed

THENCE north 0o41'28" east with a fence and the west boundary

adopted the 14th day of January, 1969, as an Appendix to the
Code of Ordinances of the City o£ Denton, Texas, under Ordinance
No 69-1, be, and the same ~s hereby amended to show such change
in Dlstrxct Classl£1cation and Use, sub3ect to the site plan
attached hereto and the £ollowtng condition

SECTION II
That the City Councl! o£ the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive
~!an for the purpose of promoting the ~enera! welfare of the
lty o£ Denton, Texas, ana with reasonable consideration, among
other things for the character of the d~strlct and for its
pecu!lar suitability or particular uses, and with a wew to
conserving the value of the buildings, protecting hu~nan lives,
and encouraging the most appropriate uses of land for the
maxlmu~ benefit to the City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect
immediately after 1ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Councxl o£ the City of Denton, Texas,
after giving due notice thereof
