AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO 7 S ACRE TRACT OF LAND, MORE OR LESS,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described tracts of land, to-wit
Ail that certain 7 529 acre tract, or parcel of land situated in
the O S Brewster Survey, Abstract No 56, Denton County,
Texas, said tract being part of tract described in deed to
Arapho East and recorded in Volume 803, Page 367 of the Deed
Records of Denton County, Texas, part of the tract that is
described herein being part of Jacee Industrial Park as shown by
plat recorded in Volume 16, Page 30 of the Plat Records of
Denton County, Texas, said tract being further described herein
by metes and bounds as follows
BEGINNING for the northeast corner of the tract being described
herein at an iron pin at the southeast corner of a certain 3 00
acre tract in the east line of said Jacee Industrial Park and
the west line of Interstate H~ghway 35 West, said point of
beginning lying south 17o28'20'' west 107 9 feet and south
21o57'20" west 265 9 feet from the northeast corner of said
Jacee Industrial Park,
THENCE south 21057'20" west 340 6 feet to an iron pin in the
ground,
THENCE north 89o33'30" west 1001 8 feet to an iron pin at the
southwest corner of said Arapho East tract,
THENCE north 2o05'10" east 303 0 feet to an iron pin at the
southwest corner of aforementioned 3 00 acre tract,
THENCE north 89043'30" east 1118 1 feet along the south l~ne
of said 3 00 acre tract to the place of beglnmn~
is hereby changed from Agricultural "A" District Classification
and Use to Light Industrial "LI" District Classification and Use
under the Comprehensive Zoning Ordinance of the City of Denton,
Texas The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
District Classification and Use
SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to

conserwng the value of the braidings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum bene£~t to the C~ty of Denton, Texas, and ~ts c~t~zens
SECTION III
That th~s ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the reqmred public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~wng due not~ce thereof
