AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO 15 ACRES OF LAND, MORE OR LESS, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described tracts of land, to-wit
All that certain lot, tract or parcel of land lying and being
situated in the City and County of Denton, State of Texas, and
being part of the T Toby Survey, Abstract No 1285, and also
being part of a tract of land as conveyed from Jlmmle Underwood
to J Newton Rayzor by deed recorded ~n Volume 417, Page 399 of
the Deed Records of Denton County, Texas, and more particularly
described as follows
BEGINNING at the southeast corner of a tract described in
Ordinance No. 77-56 dated November 1, 1977, said point being
south 89026'20" west 801 79 feet from the southwest corner of
a tract deeded to Paccor, Inc by deed recorded in Volume 867,
Page 82 of the Deed Records of Denton County, Texas, said point
also lying in the north right of way l~ne of F N 1515,
THENCE south 89022'40'' west along the north right of way line
of F M 1515 a distance of 298 25 feet to a point for a corner,
THENCE north 0o08'55" west a d~tance of 2083 54 feet to a
point for a corner,
TAHENCE north 89o49'35'' east a d~stance of 277 63 feet to a
point for a corner in the west boundary l~ne of the tract
described in Ordinance No 77-56,
THENCE south 0o42'58" east along the west boundary l~ne of
said tract (Ordinance No. 77-56) a d~stance of 2081 30 feet to
the place of beginning
ls hereby changed from Agricultural "A" Distrlct Classification
Use to Llght Industrial "LI" D~strlct Classification and Use
under the Comprehensive Zoning Ordinance of the C~ty of Denton,
Texas The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
District Classification and Use
SECTION II
That the City Council of the City of Denton, Texas hereby
f~nds that such change is in accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the distr~ct and for its
peculiar suitability or particular uses, and wlth a view to
conserving the value of the buildings, protecting human lives,

and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Comm~ssion and the C~ty Council of the C~ty of Denton, Texas,
after giving due notice thereof
