1982-049AN ORDINANCE AMENDING ARTICLE 13 OF APPENDIX A-SUBDIVISIONS AND ARTICLE
13 OF APPENDIX B-ZONING OF THE CODE OF ORDINANCES OF THE CITY OF DENTON,
TEXAS, 1966, AS AMENDED, RELATING TO LOT LINEg, MININUM LOT ARFAS, LOT
WIDTHS AND SIDE YARD REQUIREMENTS FOR TWO-FAMILY DWELLINGS AND ONF-FAMILY
ATTACHED DWELLINGS; PROVIDING FOR A SEVERABILITY CLAUSE, AND PROVIDING
FOR AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAq HEREBY ORDAINS
SECTION I
That Artxcle 13 03(f) of ApDendlx A-Subdivisions of the Code of
Ordinances of the City of Denton, Texas is hereby amended to read as
follows
"(f) No buxlding, except buildings designed and constructed as two-
family dwellings or one-family attached dwellings, shall be
constructed on or across existing lot lines Where buildings
designed and constructed as two-famxly dwellings or one-family
attached dwellings are constructed on or across lot l~nes, the
buildings shall be so located so that the common walls separating
the ~ndividual l~ving units are located on and along the common
lot lines of the adjoining lots in which the buildings are
located "
SECTION II
That Article 13A(1) of Appendix B-Zoning of the Code of Ordinances of
the City of Denton, Texas is hereby amended to read as follows
"(1) In the following zoning districts the mxn~mum lot area for
res~dentlal use shall be in accordance with the following
schedule, provided, however, where a two-family dwelling is
built across a lot line or a lot on which a two-family dwelling
is located is subdivided or resubdivlded the minimum area of the
lot on which each living unit ~s located shall contain a minimum
of 3,000 square feet"

Ordinances of the C~ty of Denton, Texas ts hereby amended to read as
follows

following schedule, prowded, however, where a two-family
dwelling ~s built across a lot l~ne or a lot on which a
two- family dwelling is located ~s suhd~wded or

SECTION V
That if any section, subsection, paraqraph, sentence, clause,
phrase or word in this ordinance, or application thereof to any
person or circumstance is held invalid by any court of competent
jurisdiction, such holding shall not affect the validity of the
remaining portions of this ordinance, and the C~ty Council of the
City of Denton, Texas, hereby declares it would have enacted ~uch
remainIng portions despite any such invalidity
SECTION VI
That this ordinance shall become effective immediately upon its
passage and approval ~
