1982-029AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 44 ACRE OF LAND
LOCATED ON THE WEST SIDE OF CARROLL BOULEVARD APPROXIMATELY 200
FEET NORTH OF THE INTERSECTION OF WEST OAK STREET AND CARROLL
BOULEVARD IN THE CITY OF DENTON, AND MORE PARTICULARLY DESCRIBED
HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described property, to-wit
All that certain lot, tract or parcel of land out of the William
Nell Survey, Abstract No 971, in the City and County of Denton,
Texas, and being a part of a tract of land conveyed by S J
Carroll to Will Williams on December 31, 1906, recorded in
Volume 104, Page 224, Deed Records of said County and being more
particularly described as follows
BEGINNING at the northeast corner of Tract 2 of the above-
mentioned Williams Tract, sald point belng 3 feet west of the
curb of the west line of Carroll Boulevard,
THENCE south along the west line of Carroll Boulevard a distance
of 123 0 feet to an iron pin for a corner,
THENCE north 89o38' west a distance of 156 0 feet to the west
line of said Williams Tract an old fence post for a corner,
THENCE north 0o56'21'' west a distance of 122 07 feet along the
west line of sald Williams Tract to a fence line on the north
side of said Wllllams Tract,
THENCE east a distance of 158 0 feet to the place of beginning
and containing in all 44 acres of land
is hereby changed from Multi-Family "MF-i" Dlstr~ct Classifi-
cation Use to Planned Development "PD" Dlstr~ct Classlflcatlon
and Use under the Comprehensive Zoning Ordinance of the City of
Denton, Texas, with the following speclflcatlons and conditions
1 The existing curb cut on Carroll Boulevard w~ll be
curbed and guttered and not used to serve the office
development,
2 Development of the office site shall be consistent
w~th submitted site plan (parking, driveways, set-
backs, etc and must conform to the City of Denton
Standards)
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
Dlstrlct Classification and Use

SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change is in accordance with a comprehensIve
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other things for the character of the d~strlct and for ~ts
peculiar su~tabillty or particular uses, and with a view to
conserving the value of the bulldlngs, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~tlzens
SECTION III
That this ordinance shall be in full force and effect
immediately after ~ts passage and approval, the required public
hearings hav~ng heretofore been held by the Planning and Zoning
Comm~sslon and the City Council of the City of Denton, Texas,
after giving due notice thereof
