AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT TO
THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PARCEL
OF LAND CONSISTING OF APPROXIMATELY 470 7 ACRES OF LAND LYING
AND BEING SITUATED IN THE COUNTY OF DENTON, STATE OF TEXAS AND
BEING IN THE S WILLIAMS SURVEY, ABSTRACT NO 1279, D CULP
SURVEY, ABSTRACT NO 287, J COLTART SURVEY, ABSTRACT NO 288,
AND THE S MCCRACKEN SURVEY, ABSTRACT NO 817, DENTON COUNTY,
TEXAS, CLASSIFYING THE SAME AS AGRICULTURAL "A" DISTRICT
PROPERTY, AND DECLARING AN EFFECTIVE DATE
WHEREAS, the request for annexation was introduced at a
regular meeting of the City Council of the City of Denton,
Texas, on the petltlon of the City of Denton, Texas, and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on November 3, 1981 in the Councll
Chambers for all ~nterested persons to state their views and
present evidence bearing upon the annexation provided by thug
ordinance, and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on November 17, 1981 upon the property
hereinafter described in this annexation ordinance for all
interested persons to state their views and present evidence
bearlng upon the annexation provided by this ordinance, and
WHEREAS, thls ordinance has been published in full at least
one time in the offlclal newspaper of the City of Denton,
Texas, prior to its effective date, and after the public
hearings,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TEXAS,
HEREBY ORDAINS
SECTION I
That the hereinafter described tract of land be, and the
same ~s hereby annexed to the City of Denton, Texas, and the
same is made hereby a part of said C~ty and the land and the
present and future lnhabltants thereof shall be entitled to all
the rights and privileges of other citizens of said City and
shall be bound by the acts and ordinances of said City now in
effect or which may hereafter be enacted and the property
situated therein shall be subject to and shall bear ~ts prorata

part of the taxes levied by the City The tract of land hereby
annexed is described as follows, to-wit
All those certain lots, tracts and parcels of land lying and
being situated in the County of Denton, State of Texas, and
being part of the S Wllllams Survey, Abstract No 1279, the D
Culp Survey, Abstract No 287, the J Coltart Survey, Abstract
No 288, and the S MoCracken Survey, Abstract No 817 and
being more particularly described as follows
BEGINNING at a point ~n the existing Denton c~ty limits line as
established by Ordinance No 65-43, said point of beginning
being the intersection of the east boundary line of the C
Carter Survey, Abstract No 275, same being the west boundary
line of the S Williams Survey, Abstract No 1279, and the
north right of way line of the Texas and Pacific Railroad,
THENCE north 69o23'48'' east along the existing Denton city
limits line same being the north rlqht of way line of the Texas
and Pacific Railroad, a d~stance of 1,558 91 feet to a point
for a corner, sa~d polnt belnq perpendicular to and 600 0 feet
east of the centerllne of the proposed extension of State
Highway Loop 288,

of a tract of land as conveyed to Denton Development Company by
Deed dated June 22, 1953 and recorded in volume 390, Page 92 of
the Deed Records of Denton County, Texas,

east boundary line of the aforementioned Denton Development

SECTION II
The above descrlbed property is hereby classlfled as
Agricultural "A" D~strlct and shall so appear on the official
zoning map of the City of Denton, Texas, which mad is hereby
amended accordingly
SECTION III
This ordinance shall be effective immediately upon its
passage

(3) Reconstruction and re~urfaclng of streets, installa-
tion of storm drainage facilities, construction of
curbs and gutters, and other such ma3or improvements,
as the need therefore is determined by the governlng
body, will be accomplished under the established
polzcles of the city
Inspection Services
(I) Any znspectlon services now provided by the city
(building, electrical, plumbing, gas, housing,
sanitation, etc ) w!ll begin in the annexatlon area
on the effective date of annexation
Planning and Zoning
(1) The Planning and Zoning 3ur~sdlctlon of the city
will extend to the annexed area on the effective
date of annexation City plannzng will thereafter
encompass the annexed area
Street Lighting
(1) Street lighting will oe installed zn the substan-
tially developed areas zn accordance wzth the
established pollczes of the city
Recreation
(1) Residents of the annexed area may use all existing
recreational facilities parks, etc on the effec-
tzve date of annexation The same standards and
