The remaining one-half of Colorado Boulevard shall be built by the developer as subdivisions occur along the south side of the proposed Colorado Boulevard 3. A ten (10) inch sewer line shall be extended by the developer to serve the site to be developed prior to the issuance of any building permits 4 The subject property shall be platted prior to any devel- opment in accordance wlth the City of Denton platting requirements in effect at the time of such platting 5. The Zoning Map of the C~ty of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas, under Ordinance No 69-1, be, and the same ls hereby amended to show suoh change in Dlstr~ct Classification and Use SECTION II That the C~ty Council of the City of Denton, Texa~, hereby flnds that such change ls ~n accordance w~th a comprehenslve plan for the purpose of promoting the general welfare of the C~ty of Denton, Texas, and w~th reasonable cons~deratlon~ among other things for the character of the dlstr~ct and for its peculiar suitability or partlcular uses, and wlth a v~ew to conserving the value of the buildings, protectlnq human l~ves, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and ~ts c~t~zens.
