1981-087AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATFLY 1 2 ACRES OF LAND, MORE OR LESS, AND MORE PARTICULRLY DESCRIBED AS LOTq 1, ?, 3, 4, 7, 8, AND 9 OF BLOCK ONE OF THE SIMMONS ADDITION IN THE CITY OF DENTON~ AND MORE PARTICULARLY DFSCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HERFBY ORDAINg SECTION I The Zoning Classification and Use Designation of the follow- lng described property, to-wit All that certain lot, tract or parcel of land located on the southeast corner of Dallas Drive and Simmons more particularly described as Lots 1, 2, 3, 4, 7, 8, and 9 of Block One of the Simmons Addition in the City of Denton, Texas is hereby changed from Single Family "gF-7" District Classifi- cation Use to Planned Development "PD" (for office use) District Classification and Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas, subject to the followIng condt~ons and restrictions, to-wit 1 Access will be provided consistent with site plan 2 A slx (6') foot solid fence to be installed by the owner of the building on the east property l~ne The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordlnances of the City of Denton, Texas under Ordinance No 69-1, be, and the same is hereby amended to show such change in D~strlct ClassificatIon and Use SECTION II That the City Council of the City of Denton, Texas hereby f~nds that such change ~s in accordance wtth a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other th~ngs for the character of the dlstr~ct and for its peculiar suitability or particular uses, and with a view to conserving the value of the buildings, protecting human l~ves, and encouraging the most appropriate uses of land for the maximum benefit to the C~ty of Denton, Texas, and its citizens SECTION III That this ordinance shall be in full force and effect lmmedlately after its passage and aDproval, the required Dubl~c hearings having heretofore been held by the Planning and Zoning Commission and the C~ty Council of the City of Denton, Texas, after giving due notice thereof Z-1509-FRANK CAWTHON A D 1981 ATTEST~ ~ARY CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS Z-1509-FRANK CAWTHON
