TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCF NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 1 823 ACRES OF LAND,
MORE OR LESS, OF THE SOUTHRIDGE ADDITION IN THE CITY OF DENTON,
AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use Designation of the follow-
lng described property, to-wit
BEGINNING at the northwest corner of Lot 1R, Block 33 of the
Southrldge Addition to the City of Denton, Texas as recorded
Volume 16, Page 40 of the Plat Records of Denton County, Texas,
THENCE south 27°14'30'' west along the west boundary line of said
Block 33 a distance of 176 41 feet to a point,
THENCE south 31° 54'30" west along the west boundary line of
said Block 33, a distance of 212 06 feet to a Dolnt,
THENCE south 24~ 57'30" west along the west boundary line of
said Block 33, a d~stance of 11 50 feet to a point for a corner,
THENCE west a distance of 354 88 feet to a point for a corner,
THENCE north 0~52'44'' east a distance of ?57 78 feet to a point
for a corner ~n the south right of way line of Lonqrldge Drive,
THENCE northeasterly along a curve to the left, said curve
having a central angle of 9~13'54'' and a radius of 1104 30 feet,
the chord of said curve bears north 59~33'54'' east and a chord
length of 177 74 feet a distance of 177 93 feet to the place of
beginning and contan~ng 1 823 acres of land, more or less

flcatlon Use to Single Family "SF-10" District Classification
and Use under the Comprehensive Zoning Ordinance of the C~t¥ of
Denton, Texas The Zoning Map of the Cltv of Denton, Texas,
adopted the 14th day of January, 1969, as an Appendlx to the
Code of Ordinances of the C~ty of Denton, Texas under Ordinance
No 69-1, be, and the same is hereby amended to show such change
in D~strlct Classlflcatlon and Use
SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change ~s ~n accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, amonq
other things for the character of the district and for its
peculiar suitability or particular uses, and with a view to
conserving the value of the buildings, protecting human lives,
and encouraging the most appropriate uses of land for the
maximum benefit to the Clty of Denton, Texas, and its citizens

SECTION III
That this ordinance shall be in full force and effect
~mmediately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and ?onlnq
Commlsslon and the Clty Council of the City of Denton, Texas,
