1981-076AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT TO
THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PARCEL OF
LAND CONSISTING OF APPROXI~IATELY 65 018 ACRFS OF LAND LYING AND
BEING SITUATED IN THE COUNTY OF DENTON, STATE OF TEXAS AND BEING
IN THE B B B ~ C R R COMPANY SURVEY, ABSTRACT NO 196, DENTON
COUNTY, TEXAS, CLASSIFYING THE SAME AS AGRICULTURAL "A" DISTRICT
PROPERTY, AND DECLARING AN EFFECTIVE DATE
WHEREAS, the request for annexation was ~ntroduced at a
regular meeting of the C~ty Council of the C~ty of Denton, Texas,
on the petition of R~chard Kelsey, and
WHEREAS, an opportunity was afforded, at a public hearing held
for that purpose on June $0, 1981 for all ~nterested persons to
state their wews and present ewdence bearing upon the annexation
prowded by th~s ordinance, and
WHEREAS, th~s ordinance has been published ~n full at least
one t~me ~n the official newspaper of the C~t¥ of Denton, Texas,
prior to ~ts effective date, and after the public hearings,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TFXAS,
HEREBY ORDAINS
SECTION I
That the herexnafter descrxbed tract of land be, and the same
xs hereby annexed to the Cxty of Denton, Texas, and the same ~s
made hereby a part of saxd Cxty and the land and the present and
future xnhabxtants thereof shall be entxtled to all the r~ghts and
pr~wleges of other cxtxzens of saxd Cxty and shall be bound by
the acts and ordinances of saxd C~ty now ~n effect or which may
hereafter be enacted and the property sxtuated therexn shall be
subject to and shall bear xts prorata part of the taxes lewed by
the Cxty The tract of land hereby annexed xs descrxbed as

All that certaxn 6~ 018 acre tract or parcel of land sxtuated ~n
the B B B ~ C R R Company Survey, Abstract No 196, Denton
County, Texas, sa~d tract being part of tract shown by deed to H
S Osborne and recorded xn Volume 802, Page 844 of the Deed
Records of Denton County, Texas and bexng more particularly
descrxbed as follows
BEGINNING for the northwest corner of the tract bexng descrxbed
here~n at a point ~n the north l~ne of sa~d Osborne tract at the
point of ~ntersect~on of ~ts north l~ne w~th an eastern l~ne of
the C~ty Lm~ts of Denton, Texas as established by Ordinance No
65-43,
THENCE north 89o 17' east 1079 66 feet with the north line of
said Osborne tract to the western l~ne of Farm to Market Road No
1850,
THENCE SOuth 00° 54' 40" east along the west boundary line of
Farm to Market Road No 1850, a d,stance of 576 4? feet to a steel
pin for the southeast corner of a 20 994 acre tract, and being ~n
the north boundary line of a first tract of 67 ~0 acres as
conveyed by W Clarence Smith and wife to H S Osborne and wife,
Edna M Osborne,
THENCE south 89° 53' east along the north boundary line of the
above mentioned 67 50 acre tract, 40 00 feet to a point ]n the
centerllne of Farm to Market Road 18~0, and being ~n the east
boundary l~ne of the B B B § C R R Company Survey, Abstract No
196, for the northeast corner of the past mentioned 67 50 acre
tract,
THENCg south 000 54' 40" east along the east boundary line of
the B B B & C R R Company Survey, and the centerl~ne of Farm to
Market Road 1850, a distance of 1091 5 feet to a point for the
southeast corner of the past mentioned 67 50 acre tract, (call on
this line being 1107 22),
THENCE south 89° 37' 22" west and passing at 40 feet the west
boundary line of Farm to Market Road 1870, continuing on sa~d
course, and along existing fence line and the south boundary l~ne
of the passed mentioned first tract of 67 50 acres a d~stance of
1521 00 feet to a steel p~n and fence corner post for the
southwest corner of tract here~n described and being in the
northeasternly right of way l~ne of the Atchison, Topeka and Santa
Fe Railroad,
THENCE north 75° 27' west w~th the northeast line of railroad
898 13 feet to ~ts Intersection w~th the southeast l~ne of the
Cxty Limits of City of Denton as establIshed by Ordinance No
65-43,
THENCB north 45° 51' east 620 0 feet southeasterly of and
parallel to the centerllne of U S H~ghway No 577 a total
distance of 620 65 feet to point of intersection with the
southwest line of tract shown by deed to M~chle~ Mln~s as recorded
in Volume 1025, Page 966 of the Deed Records of Denton County,
Texas,
THENC~ south 460 09' east 60 6 feet to the south corner of said
M~chles M~nls tract,
THENC~ north 45° ~l' east 200 0 feet to the east corner of said
M1chles Minis tract,
THENCB north 46° 09' west 60 6 feet w~th the northeast l~ne of
said M~chles M~nls tract to its intersection with a southeastern
line of City L~m~ts of Denton, Texas as established hy Ordinance
No 65-45,
THENCE north 450 51' east 472 37 feet to the point of beginning

The above described property is hereby classified as
Agricultural "A" D~str~ct and shall so appear on the official
zoning map of the C~ty of Denton, Texas, which map ~s hereby
amended accordingly
