1981-073AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO 1303 EAGLE DRIVE IN THE CITY OF DENTON, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use Designation of the following described property, to-wit All that certaln lot, tract or parcel of land situated ~n the C~ty of Denton, Denton County, Texas, and better known as part of Lot 10 of the F M Darnall Addltlon to the City of Denton, Texas, according to the Plat thereof recorded ~n volume 324, Page 460 of the Deed Records of Denton County, Texas, and more particularly described as follows BEGINNING at a polnt in the east line of Lot 10 e~ght feet north of the southeast corner, THENCE west 166 1 feet to a point ~n the west boundary l~ne of said Lot No 10, 8 feet north of its southwest corner, THENCE north 68 4 feet to the northwest corner of sa~d Lot No 10, THENCE east w~th the north l~ne of said Lot No 10, 166 13 feet to the northeast corner thereof, THENCE south 68 4 feet w~th the last l~ne of said lot to the place of beginning, and being the same property conveyed to Mary E Lyles, a feme sole, under Warranty Deed from Erie M Darnall, a feme sole, dated May 24, 1947, recorded in the Deed Records of Denton County, Texas ls hereby changed from Single-Family "SF-7" Dlstr~ct Classification Use to Planned Development "PD" (for use as an artist studio and handicraft retail center) District Classlf~catlon and Use under the Comprehensive Zoning 0rd~nance of the C~ty of Denton, Texas sub3ect to the following condlt~on and restriction, to-w~t 1 The use of sald property shall be limited to an artist studio and hand~craft retail center only The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas under Ordinance No 69-1, be, and the same ~s hereby amended to show such change ~n D~str~ct Classification and Use SECTION II That the City Council of the C~ty of Denton, Texas hereby finds that such change ~s ~n accordance w~th a comprehensive plan for the purpose of promotIng the general welfare of the C~ty of Denton, Texas, and with reasonable consideration, among Z-1502-DOTTIE DOWLING other things for the character of the dlstrlct and for ~ts peculiar su~tab~llty or particular uses, and w~th a view to conserving the value of the bulldlngs, protecting human llves, and encouraging the most appropriate uses of land for the maxlmum benefit to the C~ty of Denton, Texas, and its cltlzens SECTION III That this ordInance shall be ~n full force and effect ~mmed~ately after ~ts passage and approval, the requlred public hearings having heretofore been held by the Planning and Zoning Commlss~on and the C~ty Council of .t~e C~ty of Denton, Texas, after g~v~ng due notlce thereof~ ~ PASSED AND APPROVED thls the/!_'day of 1981 , TEXAS ATTEST CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS Z-1502-DOTTIE DOWLING
